Q: My flat is valued at 28,85,115/- and is located in Phulnakhara, Cuttack. Could someone please help me with a breakup of costs involved in registration? (Stamp Duty, Registration, Service tax, any other taxes etc..)
Latest Answer: HI, It is mandatory to pay stamp duty as per the stamp duty valuation fixed by the Registrar of your area under the stamp duty act of your state. Currently, Stamp Duty in Odisha is 7% and Registration Charges are over & above Stamp Duty and is levied @ 1% of Total Property Value as per sale deed.

Q: The value of property is 65 lacs. Can I make an agreement of full value and what are the other charges I'll have to pay ?
Latest Answer: Yes, after registry of property in your name, you are liable to take bank loan or loan against property which is known as Mortgage Loan.

Q: We are trying to sell our flat in Khoperkharine, we have the sale agreement registered. Registeration of it done in Pune. OC from the builder, conveyance deed is in process but haven't registered it with CIDCO. the agent says it is necessary to register it with CIDCO.
Latest Answer: Yes, agent is right. This locality palnned and developed by CIDCO. So, it is necessary to register your property under CIDCO. without CIDCO Transfer, no bank will give you a loan except DHFL and GIC and other Co operative bank. If you dont need a loan, you can go for it. You will have to pay CIDCO transfer when the convyeance is done.

Q: I have a 3 BHK flat , size is 1900 sq.ft and the cost incurred is 34 lacs approx. The builder has given possession and i am going for the registry in January. So, i m keen to know the procedure of registration and cost incurs in it.

Latest Answer: Hi friends!!! Good news for Noida residents as state govt. has decided to four-month relief on stamp duty hike to homebuyers in Noida. Homebuyers whose papers are cleared by the NOIDA Authority before April 1 will get a four-month extension to get their properties registered. The four-month grace period will be given only to homebuyers who execute a registry deed with the Authority by April 1st.
