Q: For those who have opted to purchase flat from SI beware. Don't fall into the trap of this builder. Theie main intention is to cheat and not give possession to flat in time. All the projects are still pending. And they do not have any intention of completing. Those who have already invested are taken for a ride. SI is presently a sinking ship and capsize any time with all your hard earned money. The manager incharge trivandrum and his people are siphoning the money somewhere and are not completing any of their budding in the city. Those who have already invested in green hill height, Kempton manor and the upcoming projects beware fdo not get cheated. Hi everyone, I am also in the same impossible situation along with my father and brother. We had booked 3flats of Empress place , SI BUILDERS thrissur. Construction work had stopped almost a year back citing lack of funds and still has not started. They say many NRI's have not been regular in their payments. Reading so many of your similar issues and complaints , i'm sure they have been doing this for quite a long time now. Is there anybody on this forum who has booked the same in thrissur? Todays newspaper says Tamil Nadu is bringing a law which says builder has to refund the whole amount if delay in construction. Hope this is extended and done in Kerala too. You have to file a case Radhika. After having taken the money - the builders are happily roaming around. They are not courteous - honest or professional in handling the questions. Insted of coming out openly with honest answers - and meeting their clinets - and making a plan to settle the matter amicably - they have been saying lies - one after another - prcatically fooling investors. I am an NRI - having paid the full anount - and I know several other people who have piad in full. I have filed a case - and have received favourable ruling. I will - even if I have to spend double the investment - will pursue all legal avenues to bring justice - not just because of the delay - but fooling and misleading us.
Same here,booked one flat in 2014.They have started this small project Empress place in 2012 and have completed less than 40% only till date.They dont seem to have any plans to complete it.nHve been told every time by their MD Mr Ajith Thomas Abraham,Director Itira Chandy and GM Jaimon that they will restart work asap and complete it.But speaking to them and waiting for results,learned that they have no plans to complete the work after taking our money but enjoy their life with it.Pls contact at nisanth_mn@yanoo.co.in

Hi everyone, Same situation still. Thrissur SI branch manager Jaimon has left the company.One Krishnakumar has replaced him. We met him in june and heard the same excuses and assurances-funds will come soon,will begin next week,next month,etc. One lot of cheats and thieves we have fallen for. Not yet filed any case John. Only because we are in Dubai and have no clue as to how we will appear in court everytime once we file a case. Francis u say you filed and got a favourable ruling. How did you manage to appear for the case personally? Do tell us what process you went through,how much time it took, and after a favourable ruling can we trust these people to still finish the construction work in the proper manner. One reason we have not yet filed, as I'm sure many of you will agree, is because of the long drawn out process,work will come to a standstill,and who knows when/if we will ever get it.

That is not true. They have a few in TVM. I am one of the victim as I paid for their Green hill heights in TVM. We have formed an association of 34 owners, but nothing works with these crooks. They got our money and their family members the Chandy's and their wives are living in luxury. Even the wives are not ashamed to live on robbed money.

Hi, Sujith. I have purchased an apartment in Ferntree Heights. SI state that the reasons for delay in construction are unforeseen circumstances and certain NRIs have defaulted payment. I had asked them to cancel the apartment and refund the amount due along with interest and compensation as per the Agreement, but they are not prepared to do so.
As per the Agreement, the completion and deliver date was July 2016. As per their recent revised schedule, it was May 2018. Bindusar says that it is now Nov 2018 as per their website. Bindusar, could you tell me where on the website you found it?

It is the same. I visited them last month. No work in progress and keep telling that they are waiting for funds. I requested them to arrange a meeting with their MD and develop a plan to complete. no communication from the so far. I doubt any one will provide fund for them due to the present condition. They require 3.5 crore to complete calden height. I think we need to assemble together and jointly have a meeting with their director level personnel and make a plan to complete the project.
Even i am also in the same condition with regards to Calden heights. They keep on postponing the project due to silly reasons. Now its high time to react collectively otherwise it is going to be a never ending story. Please do share your contact details to 9946224434

They have no plans to deliver. the one year will be extended for another year and so on. The story is the same in all cities. Hope the new bill approved by the cabinet will help us.

hi srikanth when did you book your flat. in case of non delivery in the said time you have all right to claim for the rental compensation bss the prevailing rate. else within 2 from the date of said delivery you can file for compensation in the consumer court. you may give notice immediately to the builders and keeps record of all the correspondence. I had did the same as well we had highlighted our issue in the media, we got coverage from 2 Malayalam channel as well as print media. after which something worked out for us. suggest you contact the other apartment owners who are facing the same situation discuss and give notice to the builders. As individual apartment owner you can claim for compensation in case the builders have defaulted in delivery .
I am a retired army person in one of their other project at Trivandrum. Even that also had some delay. But they had compensated me for the delayed period. In fact after it was handed over to me and started staying there I am very happy of my flat in its quality, design and its usefulness. My flat today is double the value. Later on I happened to understand the real reason for the delay. Most of the NRIs had defaulted their payments due to their job constraints but were not willing to give off the allotment due to the attractive price. Now as they have become my neighbours I know that this was the fact. I was also told that longer the delay the cost goes up. So delay means higher appreciation of your capital. In fact they used to intimate me the delays and it did not come as a sudden bolt.
Thanks George for the comment. However they have changed the completion date thrice already and the construction currently is at a standstill. At this age I wish I could wait until they finish!!!
Hi George, I was interested in this project. So as per my recent inquiry, i got to know that , all flats are booked in this project. But construction work is still going on. It is expected that in end of year 2016 ,project will complete.

Dear Mr. George Do you really hold a flat which I doubt if so you wouldn't be speaking in this terms after facing hardship. how do you know that people have defaulted payment and builders have delayed due to default of payment. fyi, no builder will accept to give possession in case of default and they have clause to claim in case of default. In most case all the owners have paid in advance to the builder and builder failed to raise a single wall. NRI's being away do not know the exact situation and are easily taken for ride. please make it clear which is the project? when did you book the flat ? as per agreement when was possession confirmed to you and when did you get possession of the flat? were you compensated as per the prevailing rate? the tone of yours in fully in line with the builders. please prove that the NRI's have defaulted in payment due to which the builders have defaulted in timely completion of the project. does this apply to all the projects of SI in Trivandrum..

try to contact the other residents and also bring it to the notice of media.. we did the same Manorama news did cover the story. if any thing u would like us to contribute against this builder we too can share the hardship that we faced with this builder. we had to fight a lot to get possession of our flat. The work of our apartments still going. if we did not take up the matter strongly we doubt if they would have done anything even now. and we would still have been without a house..

Hi all, When i contact them and ask for the possession they told me that they are giving in Feb'2016. I don't know whether they are saying is correct or not. We people can wait only. Even the current price is Rs.4000/sq-ft all exclusive.
Hi Ravi, You are absolutely right. But as far as area is concerned it is one of the most comfortable areas in Trivandrum, Peroorkada has some great Apartment and Villa for sale. Mr. Thomas I am Geetha Pradeep and we have booked 6F. same story here. We booked in 2009 and have been waiting all these years!!! Was wondering if we can collectively go for a case against them! We have done it once against another builder and they had to come with a feasible solution to sort it out.. Hi I too have booked in Westfort #3 A. Its been a harrowing experience. The builder have go bad on every single claim of theirs. The lowest delay compensation and highly arrogant attitude. Most of the payments also done as i was not in Kerala and when ever the demand was raised i duely paid only to know that the work was not moving at all.Every time i attempt to meet them they give sob story of 2008 slow down... as if they are only ones effected. I like the idea of forming a group and taking it leagally with the builder. As they think we can be taken for granted. THIRUVANTHAPURAM: The City Police on Thursday arrested the managing director of a prominent Chennai-based builders group on charges of cheating huge amounts of money from investors.
Ajith Thomas Abraham, 52, of Chennai is the accused. He is the managing director of Southern Investments Private Limited, which constructs and sells apartment complexes and villas under the brand name Si Homes.
The police said that Abraham was arrested for allegedly cheating over Rs 13 crore from as many as 33 persons in promise of selling apartments in one of their projects, Green Hill Heights that was under construction at Kudappanakkunnu near Peroorkada.
The complainants alleged that they paid over 90% of the price of the apartments in advance in the year 2010 when the works of the project started. It was promised that the finished apartments will be handed over to the investors within three years. But, this promise was never kept.

If you recall the case of Apple properties in south india. they had advertised in big way in the media and even were sponsorer's of mega reality shows finally many people lost their hard earned money. SI claim to be the very oldest player in real estate but now all their projects in kerala has gone haywire reasons unknown. Each project has exceeded 10 yrs and yet remains incomplete. Its better to study each builders before you can opt to take a flat.

i am an unfortunate owner of SI's other project Glen Valley. we have been suffering a lot with this Builders. this project has been dragging for more than 10 yrs now and still many flats are yet to be completed and added to that we are still waiting for permanent electricity water connection etc. there is a long list.... if you want to know more you are most welcome to glen valley situated at mudavanmugal you can know the real facts.. there has been much more bad experience with some of the completed projects in the city and we have already contacted few. if you too facing such situation we can start a common forum.
