Locations to fetch best returns in Delhi NCR

Q: Which area has more real estate potential to get maximum returns, among Bhiwadi, Gurgaon, Noida or Greater Noida?

Before investing in any place, you have to do some research on it.. you need to compare the factors that will affect appreciation of a property in that area.. The values are usually affected by infrastructure. In an already saturated place, the price is very high so you cant expect more appreciation in such cities. It is better to invest in Noida and Greater Noida, which are still in developing phase.. especially Noida is a very good investment destination even better than Gurgaon.

Hey Arjun, as far as I know, it is best to go for properties in Gurgaon.. and that too especially in Dwarka Expressway.. it holds high potential..

Arjun, as far as I know about NCR cities, Noida suffers from oversupply and land issue.. It is just not such a good choice. Look for areas that are still cheap and are supported by industries near by like Bhiwadi/Dharuhera, Raj Nahar extension, Crossing Republic. Noida is getting very expensive and there is no point of investing over there. Builders from that area are definitely giving it a push, but buyers have to do their due-diligence and check everything.

Bhiwadi is perfect for earning good returns.. There are high job opportunities in Bhiwadi and high demand of rentals, while the RE is still very cheap. You can still buy a 2bhk in 15-20 lakh there.. But the other places people mentioned will have problems in appreciating as much as Bhiwadi can do. Go and find it out for yourself as you will find apartment that are dirt-cheap in front of Honda, st Gobain world class factories.

There are two ways to compute your returns. A regular monthly return from rental activity. This also takes care of the payouts like society, water,power charges etc. The long-term value comes from capital value appreciation. When you pay small to moderate amount during the purchase, you can gain from long-term capital value appreciation. When the entry price is high, the capital value appreciation is also smaller. Noida and Greater Noida have smaller entry costs right now but because of large volumes the returns will also be slower. New Gurgaon has a bigger entry cost but is expected to appreciate when the infrastructure develops.

Arjun, I think Delhi, Noida are not going to give you good return like Bhiwadi.. Bhiwadi has great potential.. in next 3-4 years, you can get high returns on ur investment, say around 25 % or more..
