According to the recent study, it seems Bangalore has emerged as the most preferred residential market in January-June 2015 with almost 27% share in new housing projects. Bangalore saw positive demand for residential real estate.

Bangalore has witnessed highest number of residential sales since 2008, mainly because of new launches towards the local new year (Ugadi) in April and affordability, as property prices have increased by CAGR of 8.5 percent in the last 10 years. Noida being the most affordable city among Tier I, the absorption rate has also remained subdued and unsold inventory continue to rise since 2010.

The price correction will allow improvement in affordability as income levels can catch up with property prices. Many new launches during January-March have been at a discount to average market prices.

According to sources, price of properties in Mumbai has seen an appreciation by CAGR of 14 percent over the last 10 years, and hence will have to undergo correction soon. The price appreciation is untenable and there is a need for price correction and once the correction happens it should remain the same for over next 2 to 3 years.

However, it is found that the demand in Gurgaon is slowing, mainly because there is a slope in new launches and developers are concentrating on execution and inventory clearance.
