Chennai VS tier II cities

Q: hey, which holds more real estate potential, Chennai or tier II cities?

If i am lookign from investment point of view..then i will prefer Chennai as the one can earn from rental also..it is much more than tier two cities.i will stay in that house in later part of my life. Till then i would like to stay in good II tier cities like cbe, pondy, trichy etc.as there is peaceful life, good value for investment in near future etc.

Hi Saran..i know few of my relatives who live in city centre areas of some big Tier 2 cities like Trichy, Salem & Madurai. These people tell me that prices have not changed there from many years. Many of them have made lots of money by purchasing
cheap Agri land in the outskirts of T-2 Cities and JV with plot developers or selling the parcels to Plot Developers. One can earn many and this is not found in tier 1 cities.

Hey Ravinder i believe that for a middle class family, Pondicherry is always a better option than investing in Chennai. One can find lovely beaches, restraunts, resorts, shopping area, cinemas etc. Whether it is cinema, shoppng or restraunts, Chennai is more expensive in all respects when compared to Pondichery. i would prefer to stay in Pondichery and not in Chennai.

Hi Saran..i have found this by interacting with people who live outside Tamil Nadu..Peoplw have positive thinking about the real estate potential in their respective areas may be it is their native village ot tier two city ot town.This is despite of the fact that there is no prospect of job creation of industrial growth. People believe in investing their native plave. People prefer to buy second property in their native place and buy first property who are moving in CHennai.And those who find properties in Chennai not affordable prefer to invest in theor native place.I personally think that future of tier 2 city will be good...an, especially gated community projects in city limits. It is because these areas have healthy demand than supply. I recently met a person who is from chennai only and own many properties in Chennai and now he bought a flat in coimbatore. He has no connection with coimbatoire.
