Hey.. i am going to purchase 3BHK apartment in Revanta Welfare Society on GT Karnal Road. I made this decision after investing alot about the zone, company background and other legal things but for the safer side i am posting here so that i can get advise from others too. Although i just love the facilities/amenities they are providing. I found all these things only with private builders. pls give ur views on it.

Hi Karthik,,,
Considering Raheja builder mind-set and their tactics to deliver the project, we have to be ready for unjustified extra huge demand with high delay in delivery. According to one my friend (who bought flat in Atharva in sec 109), we also have to be ready for legal battle. In short, dealing with builder like Raheja is getting high tension & shock in return of our investment.

I am honestly telling, new buyer should stay away until unless Revanta is fully ready with OC.

looks like you have had quite a bitter experience with Raheja based on your post . I am sorry . .,,,You may be right . Golf course was trading at 10K in 2012 , so surprised its only 12K now. Also DLF Park Palace is just another high rise and nothing special whereas the Hope is that Revanta will be something unique and will have a novelty factor at least initially.

As per latest news, Delhi Development Authority is going to develop 23000hector land in L-Zone as smart city. Current exisiting metro station in Sector 21 is approx 3.5 km from L-zone. DDA & private builder are trying hard to make L-zone a well developed modern high profile smart city. As per DDA it will take some time to complete this much large scale project.

Read about the various investments in cooperatve societies un upcoming smart city ( zones) under land pooling. I am a lawyer and have been contacted by various people /share holders in Revanta's project. My suggestion to you all would be to not to invest in such projects under land pooling policy and if you have already invested, kindly contact a lawyer and get your legal proceeding initiated as i am of the opinion that without land and master plan being approved, you have been befooled and ur monies are at stake and before things go out of proportion, legal action must be initiated.

Please DO NOT fall prey to this thug called Revanta Welfare Society. All their deeds and promises are sham. I bought a flat in Royal Town Heights almost 2 years back and they said that I can surrender anytime. Now when I want to cancel, they simply refuse that there's no such policy and I should find someone to resell. It's hard earned money of someone, who's in financial stress right now. Revanta Welfare Society is ruthless and I would urge anyone and everyone to stay as far as possible from these cheats. Don't regret later you might lose all your investment. Please beware!!

I urge the management to kindly not be so stiff necks and greedy for members that you forget all the basics of humanity. If the project is so high selling then there will be more people to fill the void created due to the refund to the old lady and it may just create a much more positive assertion towards the society. if the management finds it worth addressing.

FInally, We were told point blank that they have hired a property broking agent to sell these flats and pay brokerage as such we have to approach the brokerage firm only and were directed to their office a few blocks away. While the executive at the brokerage firm agreed to her medical situation and accepted that the property doesnt suit an old age widow and even used abusive and derogatory language against his agent but he only gave false assurances that as it is a very high selling project he will sell the same to some new person and the entire money will be refunded and possibly with some profits also as the prices have increased. But now I realized that he was only playing a cheap marketing gimmick to avoid the surrender and get the money refunded so that his brokerage remains intact. We were promised that the issue will be resolved within 15 days, but it has been almost three months and no solution yet.(contd)

Please invest carefully in Revanta Welfare Society. One of my family member who is A PHYSICALLY CHALLENGED WIDOW OF 63 YEARS AND SUFFERING FROM ACUTE DEMENTIA was practically lured into booking the flat. The agent was only interested in his commission and as such he didnt realize that the widow doesnt have enough finances to pay the full amount and paid the cost of land share. When we realized this and in knowledge her finances, we approached the society office with an intent of surrendering the flat, we were treated differently and were explained the fineprint clause that once you have taken the membership there is no exit clause or surrender and the buyer is responsible for selling the flat to someone else and get the membership transferred. We were made to wait for hours by the staff and were refused a meeting with any of the chair holders while they were sipping tea and enjoying the money paid by us. (contd)

You are saying land price escalation but market interest will be more then escalation, its very simple to say delay will be good but personally i am not agree with that point, max delay must be written on paper and if delay happen then what Revanta will pay to member? i am just talking about safer side for buyers...I am believing in written policy not in probability like this will happen or that will. I will come to meet you today so my miss understanding will be clear.
FYI, i read all this reply and i have contacted some of the members we are part of this discussion, they are not in confidence for this deal then how can i suddenly decide.

I believe you still confused with society's role . Private builder and society is entirely different things. Society is group of members where only in AGM body meetings , members decide what to do or not to do ! Its collective decision of all members , not a single person as promoter or builder with whom you can ask such things. I advice you to please understand society and rights of members .Its totally different than builders .We never force anyone to be a part of society , only members take decision according to their conscience whether to go with particular society or not ! We as society only educate people regarding DDA's policies , future developments and always act in betterness of members with total trabsparancy.

Answer - You must know , we are not taking construction cost from any of our members till we start our construction work after DDA's Land Pooling & Allotment of land . Neither we nor any one do that , as its against law . We are just asking for land share from interested members who wants to be a part of our society.

20 Lac land cost one month market interest for 1.5% per month = 30,000 Rs so per year this will be 3 Lac 60,000 Rs.
Same calculation for construction cost approximate 30 Lac one month market interest for 1.5% per month = 45,000 Rs so per year this will be 5 Lac 40,000 Rs.
As revanta commiting constuction max 4 year time period so 4 year construction cost interest revanta will enjoy = 21 Lac 60,000 Rs.
As this is 2021 master plan so I don’t think DDA will finish their work before 7.5 years.
I have visited this site in May-2014 and still there is no activity started by DDA and nothing in news regarding DDA actively started some work in Zone P-II.

On public forum , we are not supposed to disclose any member's details coz that is confidential but you can visit our office and can personally request for the same. Construction time is expected to begin by the beginning of 2015 as DDA has delayed land pooling process for two -three months coz of General Elections. But we expect it wont be delayed anymore .

Anyone can become member till we have the availability. But as we are getting response from our members , we will be completing our expected number of members before submission of land to DDA . If any member quit any moment , one can replace him/her .

Answer - Society and Private Developers work differently .You cant compare it. Society always work for the best interest of society members . As a Society you get share in land , after completing your land cost .when its society's members land , who will be benefitted with delay or price escalation of land ? obviously members only ..as we offer your land share on current market price , no matter how much delay it occurs , only you will be benefitted with price rising , coz you as a member you will be enjoying all escalations. New member will get current market price but you will be having old price .

Fact is that we are doing great in P2 Zone , we have got trust of hundreds of family to avail membership in our society , they are mutiplying regularly in numbers .Just because of their trust with us , we are being able to begin one by one three group housing schemes among which one is closed after recieving sufficient numbers .We have our members from all different sectors and we are doing well compare to others .So it is understood by hook or crook people love to spread negativity against them with whom they cant compete .We even appreciate their efforts as they are spreading our name among lots of people and people by their common sense and all intelligence can understand well , who is better than the rest ..

Sumeet , regarding your complaints url ....sply on particular website ..its not directly against Revanta but it was personal attack on Shanti Swaroop Satija , who is organiser of Property Mantra show on Delhi Aaj Tak .Revanta has nothing to do with all this personal issues ...except that website which authenticity is still doubtful , none can say its genuine complaints , the way it was mentioned there ..its just oposite way of our working ...we never take cash payment or hold anyone payment so long , we deposite in society's account and issue valid receipts and documents against it and those people's claims ...if they were real ..they must had to visit us and talk to us regarding this , if they were unsatisfied then logic is understood ...even someone pays 11000 rs for membership by cheque , he has all rights to come to us and do all enquery and get satisfaction whatever he wants ....nothing happened till date as if anyone came to us and verbally or in written lodged any such claims ..

Ashish , its 100% safe n secure investment with transparancy .Now society formet is changed , first of all we have acquired land then making members for that particular land parcel and after getting land cost , transferring into the name of society's members .So each n every members get share certiface with ownership in land then we apply to DDA to get constructions approval.DDA takes 52% or 40 % part for their own development and allot rest land and gives permission to start constructions .when construction starts then bank involves to fund for total cost of construction to members who have share certiface in their name with proper ownership to land .Its similar formet , the way Janakpuri ,Rohini , Dwarka etc developed but major difference was ...earlier DDA was alloting land to societies on subsidized rate so members had to follow DDA's norm as well .But here its welfare society , first come first serve basis

I have some queries :-
1. Why there is no Advertisement of Revanta Welfare Society in any leading newsaper or any nationalise TV channel?
2. I couldn't find any policy on DDA website or anywhere regarding this PPP , yeah there are some news about the same in newspaper or online but no policy document is available
3. Even if there is some policy existing , there will be development required in 8 zones that are said as above to be approved. DDA can not approve all the areas together, they will complete it in phases and how come we are sure that P2 zone will be the first one. It may not be completed in next 20 years.
4. If this policy is such luring why no big developer is there namely DLF, Ireo or Raheja etc. are they sleeping.
5. When I ask most of the above quetions or some similar quetions to concerned people they say, the builder has invested so much so they will come up with some property for sure. but I think they have already taken the money from members and enjoying interst

I'll try to give u a satisfactory answer..
1) Newspaper Advertisement is a one of the many mediums of marketing involving costs, it need or needn't be necessarily used by the promoter.. Although they've slyly appeared on some TV property show..
2) DDA reports to MoUD & regularly notify its amendments/new policies via Newspaper ads & once public objections are taken care of, those notifications are gazetted.. Then it's equivalent to Law.. Investment wise land is an amazing asset class.. Ask your elder people & they'll vouch for it.. Probably the only asset which gives u wealth preservation as well as superior gains than any... Obviously it needs to be done professionally.. Stock market returns are too random & Fixed & debt instruments are not giving great results, they're not covering inflation...

Advice : Do not go for these scamster societies but go for investments in Land but only through professionals..

This is all BS & a scam...There ain't no problem with buying land by whosoever as still land is available at good valuations, but the misrepresentation to people with the floor & location plans is a big scam... Firstly, "all land will be pooled in delhi, so nobody would get the exact location, then the density & height norms are yet to be finalised, so tomorrow if the norms permit 500 units & there are 1000 members, so how will the units be allocated... The actual start of construction will take place not before 2-5 years as a lot of modularities have to worked upon by the MoUD & DDA, MCD etc... Having said that, again re-iterating that "just the buying & accumulating of land @ current valuations is the good part...".. because it's bound to go up... although there's gestation....

First of all sorry for delay reply for your question . Let me tell you one thing ..land can be only transfered in society's name when majority of members pay land cost . We got late payment from most of members in first phase ..they streched the payment so long that ..by 5th sepectember we made registry in Revanta Welfare Society's name . Now this is already done ..you can check registry papers in our Neta Ji Subhash Place Office Monday to Saturday 10 to 6 pm or for any query ..call me anytime on 9560863939.

Regarding your second question - land pooling policy , plz update it urban development ministry has already cleared on 5th sepetember after getting clearance from DDA .you can check Dainink Jagran addition of 6th september .Approval is mandatory to give for development of P 2 zone ..its already three years delayed by DDA coz of facing those hurdles for Land Pooling Policy ..now its cleared ..so you can expect all avalable land parcel will be submitted to DDA very soon either already bought chunks by welfare societies /promoters else it will be acquired automatically after certain period on 4 time better price of circle rate .Now DDA has just 7 years left to developed P2 Zone under MPD2021 ..so you cant expect any further delay from them n we are working clearly on guidelines of DDA and society act ..so ..we are hopeful that everything will take place on time ..if not further delay construction will by started after getting approval by DDA ..lastly till first April2014 or max July 2014

As per Revanta land is already acquired..but need to pay initial amount of land @900psqft, if 1200sqft is area 1200*900=10lacs(nearly) within 2-3months. other residential projects are also in pipeline of vedanta, green mansion, sai realtech. As you all know in Delhi private builders are not authorized to develop such things hence a society backed up by promoters will do the needful .PPP [ Public Private Partnership] new module for such development takes place in such condition. Promoters buy land in their own name individually in residential area notified by concerned authority then after collecting land cost from members they transfer it to society .All confusion whatever comes in mind for any buyers here , this is the main reason .Coz we all are having modern mindset of builder based project information among which is mostly either false or hidden .
So I request you to enter in P 2 Zone keeping aside this mindset to better understand working per forma of welfare societies.

First we need to understand the difference between Cooperative Group Housing Society & Welfare Society .
CGHS as you all know , coz of previous scams DDA has abolished that norm to provide land to CGHS , now its very fair practice to be a part of Welfare Society who is registered , some will argue here thats not a big deal , anyone can make a Welfare Society by few bulks and start doing all this .
Here make it clear if that society is registered according to DDA's norm & read they MOA ,bylaws before entering into it .By laws indicates how transparent that society is ! A welfare society can collect land cost , develop group housing for its members .
Its not mandatory to buy land first, society can buy its land after collecting land cost from all members, but for safer situation it is must to buy land then finalizing a particular a fixed land cost.For this you need to have fund , here comes the role of promoter .
