This stretch is good for investment purpose.. It is well connected and easily accessible, whether by road, bus or train. Good connectivity with locations such as Nerul and Vashi. Even the Thane-Belapur road stretch enjoys connectivity to other Navi Mumbai nodes along with Thane.

Another reason is the rising demand for commercial space that has given a boost to the overall real estate market in and around the corridor. Due to proximity to the Dhirubhai Ambani Knowledge Center and Millennium Business Park, the demand for residential properties has increased substantially. Also, with companies such as Siemens, Patni and other small ventures catering to the IT/ITeS and the financial sector commencing their business on this stretch, demand is on an all-time high. A monthly income of about Rs 12,000-20,000 per month, for a two-bedroom unit can be expected..

The stretch which consists of Airoli, Ghansoli and Koparkhairane, are the nodes out of the 14 that CIDCO carved as small townships in Navi Mumbai, with a view towards facilitating comprehensive development. As per experts, the main reason for residential demand in this stretch is due to the availability of properties at affordable rates compared to Mumbai.. This stretch offers 1, 2 and 3-BHKs in the range of Rs 6,000-12,000 per sq ft, whereas in Mumbai, buying a property at this cost is not viable..

Hi Lokesh, I would suggest you to go with the Airoli-Ghansoli-Koparkhairane stretch in Navi Mumbai as it is an attractive prospect. This eight km-long stretch has seen a gradual but robust infrastructure development and realty growth over the last few years.. Price appreciation is also expected in coming years..
