I would like to know the Carpet Area of the 2bhk and 3bhk apartments. Is the built up area the same as saleable area? What is the loading? What are the factors being loaded?
Hi Pradyuman, I can only advice you to do all your due diligence before buying any flats on Patel Group. Please check background of the builder... they are very in unfair practice of selling flats to customer. We are victims of the builder. They show you lots of good thing before selling flats but once the flat is sold, now the real headache will started. Their construction quality is so bad, all flats started developing cracks. Also they are not using quality material in all their project. Plz. visit the construction site before booking flat.

HI Ajay, It is very easy to calculate the carpet area :- Saleable Area = 1150 sq. ft. Loading Factor = 30% (0.30) i.e. (100-30)% Saleable Area = 1150 +1150* 70% = 805 sq-ft. for 2BHK and 1127 sq-ft for 3BHK
No, the builder charge you on build-up are not in carpet area and it's calculation is very simple. If you are buying a 1000 sq-ft flat with carpet of 600 sq-ft, loading is 400/600 = 66.6 %. Although the builder would tell you to calculate it as 400/1000 and he wud calculate iit as 40%. it is a wrong method of calculation.
Loading means the common areas which are of less use like the staircases, verahdah between the flats and all areas in the building. It is less advantageous for buyers.. It does not include parking space.. It is similar to super built up concept which has been introduced a few years back and is a revenue making way for builders..
