I feel Borivili east will grow in few years.. It has the potential to grow. It has good road connectivity via the Express Highway to rest of the city along with inter- state connectivity to Gujarat. As of now, the property rates in Borivili east have increased by 10 to15% in the last one year. Ongoing capital value here is between Rs 12,000 and Rs 14,000 per sq ft.

Generally investments in suburbs in Mumbai are good if 1) the project is good 2) construction is good and 3) the location is good - borivili (e) is no exception if close to the highway.
