Q: I’m living in an apartment without the occupancy Certificate. I have been running for last two years to get the occupancy certificate. I have been to layers, builders, concerned government authorities and have also filed complaints but still have no occupancy certificate. Please advice how can we avoide bein in that same situation as the Worli’s Campa Cola residents are?
OC is mandatory for any builder before he allows people to take possession of the property. This certificate was made compulsory by the BBMP to ensure proper construction in the city.The occupancy certificate is obtained at the end of the construction. Once the builder applies for the certificate an inspection is done to check if the construction has happened according to the sanctioned plan.
BMC should cooperate with the residents and provide the occupation certificate to the building where the matter can be resolved. There are about 20 compliances to get the OC and the cost attached to it can go up to lakhs. The residents living without OC should make sure that the builder to the local civic body submits all the documents.
