One thing I found good in resale is that we have a clear idea as at what level is the development of infrastructure in that locality and to what extent it would further be developed. But in case of new launches or pre launches, even though developers assure many things, it is not easy to understand when and how much development is likely to happen. Also when we are buying a ready house, we know exactly who our neighbours are. And we know where to buy milk from, and whether there is a grocery store, a shopping bazaar, and many such small things which are very important in our daily lives.

The main benefit would be that buying resale house saves your time. You will not have to wait for years for project completion and possession.

Hi guys.. u are right. But at least in places which are still developing and have good many new properties coming up, at least there the resale value is quoted less generally. At least if in places, if you do not find any good new projects, there again you can invest in resale property, if you find it better.

Resale property involves cash & from an investor point of view doesnt make sense, as you end up paying more & hence you depreciate your ROI. While in case of fresh bookings you pay less & earn more, thereby increasing your ROI. Payment in fresh is in a staggered manner, hence outflow becomes timely & lesser than as compared to resale.

I would say Mr dinesh is absolute right. and i want to add some more.
if we go for resale then cash involvement is there. The seller will take premium in cash to avoid Tax.
so if we have cash to pay then only we can go for resale property.
and in fresh booking every deal will be in cheque.

Hi guys.. Ravindra is right.. but anyways, the rates are not always cheaper, sometimes in places like some old posh areas Delhi, there will be no land to build new apartments, so the resale ones are usually in demand. Most of them are quoted at very high rates there..

Hey Dinesh, buying resale property has its own advantages and disadvantages. Mainly the cost will be low compared to other new properties in the same region with same area.
