Long term investment in new Gurgaon

Q: Iam looking at buying a 3bhk flat in new Gurgaon as a long term investment .I would want to hold it for min 3 to 5 yrs .My buget is 80 to 1 crore(incld reg,etc.,)After evaluating many projects I have zeroed in for buying 3C Greenopolis.Is my decision right?Am I missing on something better than this?Iam only looking at a resale & 100%cheque deal.What is the current resale rate for a 1660 sq.ft unit?In case of an emergency will I have a easy exit ?Can i get a genuine broker's contacts?

As per sources, Crores & crores money has been paid by HUDA for the maintenance of sectors for the last 15-20 years. Then again, the MCG is charging house tax from inhabitants of HUDA sectors, since origin, yet is not utilizing the same for maintenance of HUDA sectors. Comparatively, HUDA is being loaded with maintenance costs of the sectors.

According to sources, the old sectors like sector 1 to sector 57 be given over to MCG at the soonest for the maintenance purposes, so that HUDA can concentrate on the new sectors development. Anita Yadav recommended that for the new sectors, an moderate policy be encircled by the government for requiring of maintenance charges.

As per news, for the new sectors, another strategy(new policy) may be encircled to collect maintenance charges of Rs 200 to Rs 2,000 as indicated by the span of the plot/building, with a yearly increment of 10% for giving services to the residents. Individuals are paying the charges yet somehow are not able to get the essential services. This new policy will help utilizing the money in sector improvement & public utility services.

According to the news, HUDA is so busy in the maintenance work of old sectors that it is influencing the improvement of new sectors. Since the procedure of giving over old sectors to the MCG has effectively begun, Anita Yadav have recommended that a new policy for requiring maintenance charges be contrived for the new sectors.

Have you heard, new maintenance charge policy by HUDA. From sector 58 to sector 115, the maintenance charges be paid to HUDA along with property tax to Municipal Corporation Gurgaon (MCG). Kindly discuss.

Hi Manider,
As per the latest news, administrator of HUDA, Anita Yadav has looked for another effective policy for collecting the maintenance charges from the new sectors 58 to sector 115 and the giving over of upkeep services of every single old sector from 1 to 57 to the MCG be sped up.

According to sources, in a letter to the Chandigarh honorable chief administrator, the administrator of HUDA has looked for that maintenance charges for sectors 58 to 115 be paid to HUDA, along with property tax to the MCG, like how people in colonized territories need to pay maintenance to the developer.

It is also heard that, honorable administrator Anita Yadav, in her letter sent to chief administrator Brijendra Singh, declared that after the initial assignment of residential sectors by HUDA, an enormous amount/expenses was brought about for maintenance of public utilities like roads, sanitation, water supply as well as sewerage services.

I heard from news the same. New Gurgaon is strategically located between Old Gurgaon & Maneswar. New gurgaon includes of newly developed & developing sectors. In last couple of months , this area has experienced numerous developments in real estate field as many developers have launched their residential projects.

If you will ask why new gurgaon is showing improvement on residential housing development?

Then my answer will be - Connectivity. This area is well connected with NH_8, Dwarka -Gurgaon Expressway & Kundli-Manesar-Palwa expressway . These major 3high ways made this area a hot spot destination for investors.

In my point of view, only connectivity is not a key factor here for this location. The human resources (worker/labour) of Gurgaon as well as Manesar are watching at newly developing sectors , due to possibility of affordable price home. New Gurgaon is becoming a most desirable residential decent location amid purchasers. This new gurgaon is located nearby malls, hospitals, school & banks.

According to me, all credit goes to connectivity of New Gurgaon. Yes definitely , by the help of NH-8, Southern peripheral road & Northern peripheral road, New Gurgaon is connected with NCR & Gurgaon. Well as per me, New gurgaon is a fully developed city , having social infrastructure & well planned physical infrastructure in its vicinity. This is another factor drawing many attention of buyers & investors.
