Builders are not making 1BHK apartments due to high cost of land, which is about Rs 3,000-5,000 per sq ft. For developers to build 1BHK in a range for Rs 20 to 23 lakhs in Marathahalli and Kundalahalli, even with only basic necessities, is not profitable.

The advantages that a buyer sees in these areas are the connectivity and all the infrastructural facilities like schools, hospitals, banks, etc. available in the vicinity. Marathahalli and Kundalahalli are two areas that are directly connected to many other areas in East Bangalore through Old Airport Road, Outer Ring Road and Marathahalli Bridge.
