Sohna Road offers profitable investment options for buyers and investors. It offers various residential options within a wide price range. The prices of properties are quite low compared to Gurgaon.
Sohna Road has an excellent connectivity with NH-8, Golf Course Extension Road and the international airport of Delhi. The government has been planning various infrastructure projects in this stretch.
As per Gurgaon’s new master plan, Sohna Road has been proposed to be turned into a state highway (eight-lane road). Therefore, the stretch holds huge potential for realty growth in near future.
The infrastructure is good in Sohna Road, as there is Aravalli range there is natural green view.. also the houses and apartments are placed in a well planned way, which gives a decent view.
Definitely.. Sohna road is developing into a prime destination for residential as well as commercial real estate. WIthin short span of time, the stretch has witnessed good growth.
Dear Mr. Manohar, Sohna road is definitely worht investing. There is lot commercial activity which has happened on sohna road in last 2 years & further lot of new MNC's have come up with their offices on Sohna road. This is helping Sohna Road area to progress faster. The returns expected in Gurgaon are 15-20% YOY with 3-5 years horizon and it holds good for Sohna Road too. Further if you could call us or meet us to discuss your requirement, we will be able to support you better in your decision.
Hi Rishab , As per my knowledge, Sohna Road offers a good example of mixed-use development. Ample provision has been made for residential, office and retail spaces. Some of the major developers who have a presence in the locality include Tulip Group, Unitech, Ansal API and many more.
Hi Guys, According to me, apart from residential development the locality has well developed commercial set up. One of the prime attractions of Sohna Road is that it offers walk to work culture. The commercial space that is being developed along this road is already functional or will soon be ready for occupancy.
In my point of view, as for social infrastructure, the area has malls Liberation Mall, Omaxe Mall and Omaxe House, Home Mall, R-Mall, 9X, ILD etc. Office space has been developed by groups like Spaze, Vipul, Orchid, Bestech, ILD, Vatika and JMD. The residents living in Sohna Road enjoy good connectivity to NH-8 and Rajiv Chowk. This locality is just 4 km from the KMP Highway. Other major roads like Golf Course Road and Golf Course Extension road can be easily connected from here. Faridabad can be accessed using Faridabad – Gurgaon road. Apart from that, one can get directly linked to areas like Manesar, Jaipur and Bhiwadi via NH – 8.
A few years back Sohna Road was regarded as a sleepy, dusty and under developed town at the outskirts of Gurgaon, but within a short period of time, it has emerged as a one of the top destination for investment with a large number of residential projects are completed or nearing completion statge.
Yes Sukhpreet, I completely agreed with you. In my point of view, the improvement in this area has led to an enhancement of real estate activities here. There are many townships and industrial developments taking place. Locations such as Manesar, Dharuhera and Bhiwadi where logistic units and industrial model townships are closeby too.
In my point of view, improvement in infrastructure was a major concern for developers as well as buyers when this locality came up. The traffic congestion around Hero Honda Chowk and Mehrauli-Gurgaon road is a major deterrent for investment in Sohna Road. It is a hope that Haryana Urban Development Authority (HUDA) will work on improving the stretch between Rajeev Chowk and Badshahpur Chowk.
Hi All,
What i felt about this sector is, 60 per cent of the major commercials are occupied by IT and ITES companies. This is a sector which is governed by the state of developed nations. If global economy will improve, commercial space in India will improve. Currently, they are more or less on a standstill. If you have already invested, it might be difficult for you to exit as there are very few buyers. If you haven't invested yet, I'd advise you to stay away from the commercial sector for the time being.
As per my own experience in that locality, I felt Sohna Road is a developed area where end users have already moved in. The amenities, services, offices, commercials, schools, hospitals and retail outlets are already in place. Therefore it is a brilliant location to buy a property and live in. It is the market for end users. This place is very suitable for end users as well as investors.
