The engineer who constructed the Irumbuliyur Project doesn't even have the basic sense that a outlet from the tank to be kept to let out the water when the tank is cleaned or to make the water tank dry after cleaning. But in 2 of the overhead tanks there was no outflow provision provided. Even the stairs leading to the first floor in some of the blocks are of bad shape. In the flat opposite to my flat, the beam itself looks slanting. Also the borewell motors they provided for each blocks were of bad quality (seems to be the one used at their other sites or bought for cheap price). We would have incurred more than the motor's cost for repair. Even their maintenance team is very worst. Also the usage of space is very bad. They literally waste the space utilization and what you get in actual as living area is very little than what they actually show in their plan. They say they offer the lowest price. Yes, they offer the lowest price, but compromise in quality & offer poor quality product
I fully agree with Mr. John & Mrs. Mumtaj as I am also one of the flat owner of Ruby's project who got affected. But, as mentioned by Mr. John, even the UDS % is also not good. Comparatively they offer less UDS only. They charged Rs.15,000/- for Palar connection for additional connections from each of the 24 flat owners. But what they provided was only 1 connection that was already existing there at the site. Later on when we all inquired we were told that the 15,000 was for the Palar Sump and giving connection from that to each flats. It was a total cheating as building the underground sump/over head tank and giving connection to each flat is within the total purview of the builder. Here they cheated. Also their engineers are poorly qualified as mentioned by John. You can go and see their Tambaram Irumbuliyur Murugesan Street Ashok Manor project for a worst planning and bad execution. Pros: 1. Good % of UDS. 2. Flexibility upto some extent , little more compared to some other builders. Cons: 1. Poor plan. Beams&columns run across the living room and bedroom look awkward. These wont be seen in initial plan/drawing they show you while purchasing. 2. Sale-able area to Plinth area(less) huge variation 3. Certain Qualtiy aspects - Wood used for windows / room doors are bad. No qualified professional/ engineer to supervise or co-ordinate. 3. Progress - slow , they take advantage of 15 months period + 3 months grace period mentioned in the individual agreement to complete only your flat and not the entire apartment with essential facilities and the common area works. So the owner is put into a situation, where he has to wait more than the 18 months time for the entire apt to get completed and occupy the flat. 4. Actual plan of construction never conforms to the approved plan to escape from TAX ( though as a buyer we need not worry ! )
Dear Mr. Alex, I don't know whether are a staff of Ruby Builders or a Flat Owner of one of their projects. If you are a staff definitely there is nothing more than this could be expected in your review. But if you are a owner, then to this my answer is, Ruby is not upto the mark and they don't keep up their words as a builder. The quality is nowhere better. If you have any doubts on this visit their project Ashok Manor in Irumbuliyur and see the worst way it has been constructed. Also there are projects in and around Tambaram area in the name of Ashok Manor there you can visit and find out from them the quality issues of construction. I had bought a flat from them in 2009 (Ashok Manor) and the quality/finishing/materials used is of so bad and now realizing as to why I bought such a house from a builder who doesn't keep up their promises and not up to the mark for customer satisfaction and who is not worth the value they claim. Ruby Builders and Promoters has been assessed and conforms to the quality management system standard for its design, development, construction and promotion of residential building. The flooring in living, dining, bedrooms and kitchen will be of vitrified, toilets and wash area will be of first quality ceramic files. Overall the quality is very good.
