Delay in Lodha Luxuria -Westgate C at Thane

Q: hi
We are a group of four who have booked flats in WESTGATE C. The project is delayed by over two years. There is no confirmation from the developer about the possession dates. To pasify the flat owners the developer is offering a support of Rs. 25K pm on the condition that we sign a letter acknowledging that the developer is not responsible for the huge delay. HI,
many builders in india flourishing due to poor regulatory body /bad systems for builders. Many middle class is being harassed by builders frequently which not addressed by media and govt bodies allied depts. Late, poor quality and unwanted charges now a days are common and poor people suffering in this poor system/rules.

Hi Bikram.....
Very soon a new regulatory body is going to established. NDA has already file the Real Estate Regulation and Development Bill in the parliament and waiting for its approval. But because of UPA, the approval process is getting delayed. Once, it will approved, no more delayed in possession. We will get our property on time.

As far as locality is concerned Thane West is one of the well-developed localities in Mumbai which falls under the Mumbai Metropolitan Region. It is only 4.3 kilometers (7-minute drive) from Eastern Express Highway and 5.1 kilometers from the Thane Railway Station. It is also within close proximity to NH-3, NH-4 and enjoys good connectivity with the rest of Mumbai.

Yes, Lodha Luxuria is a delay project and now it is came to know that they are giving it's possession in December'2016.

The average property rate in the locality is Rs. 13200 depends on the locality and the amenities provided by the developer in the project.

Lodha Luxuria by Lodha Group offers 3BHK flats from 1566-1845 sq-ft. and it's current price is Rs. 14100/sq-ft. A 3BHK will cost you around Rs. 2.20 Cr to Rs. 2.60 Cr onward. You can get a home loan from the leading bankers such as HDFC and ICICI.

According to me, buyers do tend to check the reputation of a developer, before buying a property in their project, so it is natural for developers to be nervous about their online reputation. But, an easier way to regain the trust of the buyer would be through timely delivery of projects.
