North Bangalore is always a good option for investment purpose and it has developed beyond your expectations. Many real estate developers and builders believe that north Bangalore Hebbal has a potential to become as a greater Bangalore. Kempegowda International Airport also have some impact of the rise in property prices.

The price per sq. ft. was at Rs 5141 in Oct- Dec 2012 quarter and then price depreciated to Rs 5110 in the next quarter of Jan-Mar 2013. By 2017, the average price realisation in Hebbal would touch Rs 8,230 per sq ft

Currently, two bedroom apartments in Hebbal are priced between Rs 35 to Rs 85 lakhs depending on the location, amenities, size and type of construction. Cauvery water is being supplied to most of the areas in and around Hebbal, the area receives adequate supply of drinking water.

After investing in a property in Hebbal can I expect appreciation after few years?

The Bangalore International Airport has made Hebbal an important destination. Slowly but gradually the area is emerging as an IT Hub with several technology companies and parks. Moreover Hebbal has good infrastructure like metro, upcoming monorail and high speed rail networks. Of course you can expect appreciation.

Due to the increasing traffic chaos on 100-metre-long bottleneck between Hebbal flyover and Kempapura entrance, the civic authority has planned to broaden and upgrade the Bellary Road leading to BIA. However, it has failed to solve the purpose. It is found that the daily traffic volume at Hebbal flyover doubled in a year.

Hebbal's Infrastructure is outstanding, it has well linked roads connecting different parts of the city. This will further enhance once the monorail, HSRL and Metro commence in the next four to five years that will connect the city center with airport. This will again increase the residential prices in Hebbal.

There are large number of projects coming up in Hebbal both mid-segment and upper-segment. In next five years. Hebbal has witnessed a complete make over in the last decade. The area has gained importance as a preferred destination with the establishment of Bengaluru International Airport near Devanahalli.
