I heard the land owner is not Saroj group for this Project so can that be a problem in future ?

please dont buy in saroj group , committed some thing they will do some thing
1, Committed possession on Nov 2014 but still now no possession , Project will end on 2016 not sure.
2, Once you paid the advance amount, they ask to put signature like no modification and from their builder side alteration and modification allowed .that means whatever shown in the model flat will not get you :)
3,Civil work is pathetic, wall are not proper aligned.
4, All walls are cracked,
5, Windows wall all are zick zack Please check it directly

I do not think there will be any problem as the project has got all the approvals from banks, BBMP and A Khata.

What is the price per sqft they are quoting? Is it negotiable?

They are quoting Rs 3600 per sqft and they are going to negotiate slightly.
