Property owners in unauthorised revenue layouts or apartments owners in buildings without Occupancy Certificate/Ownership or Title Deeds, can also pay tax under the Self Assessment Scheme. These kind of properties will be registered in B Register at the Office of the Assistant Revenue Officer until they are regularized.

What if I do not have PID number or Khata? Do I have to pay tax?

Yes definitely you have to pay the tax for your property. If you do not have Khata you can pay the property tax using separate forms at the Office of the Assistant Revenue Officer or at BBMP Help Centres.

Before calculating the property tax in Bangalore you should be aware of some points like:

1) You should the zone in which your property fall.

2) Measure your apartment's built up.

3) Calculate the built up area of the apartment.

4) One should know when the apartment you are staying was constructed.

5) Alos do not forget to include the parking area allotted to you.

Steps to be followed:

1) Visit the BBMP Area Revenue office and collect the application. Only one application for one property.

2) Do not forget to collect the handbook that is having all the information of zonal classification which may help you find out the UAV of your location.There are other columns as well in the handbook that needs to be thoroughly understood. The rates varies from a residential to a non residential property.

3) To measure the built up area you can take help from an architect or draftsman.

4) It is better to have all your old receipts as it will save lot of rework.

5) Last but not the least fill the form

Is it possible to pay the tax in cash? What is the price of the application form?

You can pay the tax in cash if the amount is less than Rs 1000. Otherwise you have to pay the tax either ny DD or cheques in favor of Commissioner, BBMP. The price of application form is Rs 5 only.
