Q: 1. Am looking for a area size of 1200 to 2400 so that in future I can give to a builder for construstion. 2. Should I go for approved or un-approved land. 3. Please also let me know the pros and cons on the same.

Approved (CMDA/DTCP) is always preferred as the layout is approved by the authorities - it may cost slightly more also. When land acquisitions happen approved layout get a better price from govt - but note that there are lot of houses constructed on unapproved land and it does not make it illegal
