I'm resident of Zirapur, I would like to highlight few point in development of GMADA expressway. Until now, real estate hubs in Punjab were primarily limited to Chandigarh and its peripheral areas like Mohali and Zirakpur. The well-established IT sector and sound infrastructure combined with cheaper property rates led to tremendous realty growth in these region over the last decade. Migration from neighbouring states also contributed to the surge in residential demand in these areas.Improve road connectivity is expected to boost real estate activity in the Chandigarh-Mohali area, including the smaller towns nearby.

2BHK in Landran or Kharar would cost about Rs 20 lakh, the same configuration in Mohali is available at double the price.The improved road connectivity is expected to improve its popularity in the next few years, especially among the working class who do not want to or are unable to live in more expensive areas like Chandigarh and Mohali.

Hi, I think Kharar will get good capital appreciation because Kharar is well-known town of Mohali and is often called the gateway to Punjab. Its nearness to Chandigarh and Mohali make it an ideal choice for people working in the IT sector in the two cities.Improved highways will obviously bring more business to this region.

You can choose according to your budget and preferred area. While Panchkula has a lot of independent houses, the other areas have higher high rise apartments compared to independent houses.

Chandigarh is well spread pout along with its trinity of peripheral cities. You have not mentioned you preferred location for a residential project. There is a lot of residential real estate activity in Zirakpur, Mohali, greater Mohali, New Chandigarh and Dera Bassi.
