Residential real estate in Chandigarh

Q: Hello I am looking to invest in Chandigarh and I am interested in investing around 30-32 lakh rupees in property. Please suggest me some good options so that I get a healthy rent and resale value after 10 years.

Hi, I think Kharar will get good capital appreciation because Kharar is well known sub-town of Mohali and is often called the gateway to Punjab. Its nearness to Chandigarh and Mohali make it an ideal choice for people working in the IT sector in the two cities.Improved highways will obviously bring more business to this region.

Hi Anu, You are right !! The new expressway is expected to create new real estate hubs in the Chandigarh-Mohali region. The recent government announcement to create new roads in the area and widen existing highways has raised excitement levels in realty market.

@ Anu,
As per approved plan, the GMADA Expressway linked with Kharar, Banur, Lalru and Baddi as well as the Mohali-Phagwara Expressway. With this development, New Chandigarh like Mullanpur will become easily accessible from Anandpur Sahib and Baddi.

I agree with the above member that Chandigarh is a good investment destination but it may be out of bounds considering your budget.

There are far more lucrative offers around the Chandigarh tricity of Mohali, Panchkula and Zirakpur that you may consider. Mullanpur is a good idea but its slightly untested although the upside may be quite good if the plans of the Punjab government to create a new Chandigarh town don’t run into political obstructions.

If you have can take a higher risk you can go for Mullanpur but if you want to invest in a conservative manner, I suggest Zirakpur as a good choice. Zirakpur has issues with civic infrastructure like drainage but it is bound to get corrected over a period of time and I expect nearly 20% returns on investment in the medium to long term.

The Chandigarh Metro once functional is going to boost the overall real estate sentiment of the city and its surrounding satellite towns. With your budget i would suggest you to look at projects in Mullanpur which is being projected as New Chandigarh.

Some well reputed pan India builders including DLF and Omaze have started acquiring land in the area and hope to start construction in the near future. You can also look at projects in Greater Mohali which can offer you very good rental s due to the close location to various IT companies and Rajiv Gandhi Chandigarh Technology Park (RGCTP).
