ASF Insignia worth investing?

Q: Hi,
I have recently come across with an SEZ property of ASF Insignia ( Isle de Royale ) in Gwal Pahadi Sector. The amenities look promising and so are the security features ( I just downloaded their brochure ). Its also fitting in my budget ( 60 - 70 lacs )

Could you please guide me regarding the area, builder and the future prospects it holds?
