Is Bavdhan locality good for investment

Q: HI i m planning to invest in Bavdhan. Please suggest whether i should go for it or not.

Bavdhan has come a long way from just being a periphery of Pune to transforming itself into a thriving hub. However, the development of the area could have been at a much faster pace, if the municipal corporation planned the groundwork for its infrastructure development in a more systematic manner. Infrastructure growth across the city and the nation follows residential and commercial development and Bavdhan is no different.

The locality is the main-entry from the Mumbai-Bangalore highway to the city and offers easy access to locations such as Paud road, Aundh, Kothrud, Pashan and University. The railway station is only 10 km far, while the airport is 15km from the area. Furthermore, the government has earmarked 166 hectares of land for residential construction. This will step up as an important factor for the rise in housing units in the area.

What is the element of attraction in Bavdhan that the demand of luxury units are rising?

The answer is simple-greenery, abundant spaciousness and pollution free air in the area. Furthermore, since builders see a rising trend for luxury units in the suburbs, Bavdhan emerges as the perfect setting.

I agree with Nitesh. Even the proximity to IT destinations in Pune and easy access to well-developed manufacturing and automotive have done the trick for the locality, fueling the demand for luxury housing and catering to numerous high-end clients in the area.

Bavdhan is the best and developed place in Pune. Its also near by Mumbai-Pune national express highway. and there are mat residential projects going on at bavdhan. so it's a place for residential investment.

“From Bavdhan, it takes 20-25 minutes to reach the Hinjewadi IT Park via the Mumbai-Pune highway. Kalyani Nagar posted a rise of almost seven per cent in the capital values, mainly due to demand from the IT/ITeS professionals and connectivity with major commercial and residential destinations within the city. It is situated in close proximity to Koregaon Park and since property prices in this location are hitting the roof, more and more people are considering Kalyani Nagar as a serious alternative to Koregaon Park.

The Listed Price Monitor, which reflects the change in capital values in the city, rose by two per cent during the quarter. According to the study, 77 per cent localities in the city recorded growth in capital values, while 42 per cent localities registered a hike in rental values. Localities which are near the already established areas are among the biggest gainers. Bavdhan registered the highest gain of eight per cent during the quarter.

Bavdhan is part of the Kothrud. Bavdhan is well connected to Kothrud, Paud Road, Baner, Aundh, Sus village via excellent roads. The railway station is about 10 km away and the airport about 15 km away Sutarwadi, Abhinav Collge and Bavdhan village are the major stops for PMPML buses that cater to passengers. Direct buses are available from these stops to Deccan Gymkhana, Marketyard and Pune Station. The prices are going high in this locality .
