It's now July 2014. Is Mumbai (and India's) first supertall building (greater than 300 m height) still on hold?

I want to know what the BMC is doing in this situation. Did they take any legal action against the builder?

The BMC report states that the developer should reduce the total refuge area in Palais Royale from 15% to 4% as per law. As per building norms, the refuge area is 4% of total built up area and it is free of FSI restrictions. Refuge areas beyond 4% should be included in the FSI. The new report implies that the total built up area of the residential tower may reduce by 30%. It also states that passages connecting to flats, covered areas and swimming pools cannot be considered a common area and needs to be part of the FSI. BMC has ordered SRUIL to recalculate its FSI or the project will have to face BMC action which may decrease the number of floors.

When is the project getting completed and what is the rate per sqft the builder is quoting?

Palais Royale is near completion and some flats have already been sold out. According to the source, a 9,200 sft duplex has been bought on 50th and 51st floor for Rs 60 crore. The project cost Rs. 65,000 per sft and additional Rs. 400 per sft rise after 20th floor.

The developer attempted to set up the project, in few cases, defying the rules. The act of disregard was obvious in the development of 44th-56th floors, when the BMC gave its nod for only 43th floor. This is indeed a matter of great concern. The project patron needs to give up the enticement to find a way out to defiance and then to showcase to the planning authority a fait accompli.

Who is the builder and architects of the project?

Shree Ram Urban Infrastructure Ltd. is the developer of the project. The project involves over 30 international consultants. The architects working on it are M/s Talati Pantakhy Associates. Both the conceptual design and architectural layout were created based on the principles of Vastu Shastra by Dharnidhar Sharma. The Traffic and Parking study is being done by GMD Consultants. The kitchen design & consultancy is being done by HCTS, International company based in Dubai.

The under-construction tower, planned up to 320m, was involved in litigation following allegations of building violations. Refuge areas, swimming pools, passages and structural columns were not included in the FSI when Palais Royale’s plans were approved by the BMC seven years ago.

Palais Royale is one of the tallest skyscraper located on the land previously owned by Shree Ram Mills Ltd. in Lower Parel, Mumbai. The project has achieve a Leadership in Energy and Environmental Design Platinum rating for environmental sustainability

The project will have 100 apartments with two different areas like 8,700 sqft and 14,000 sqft with a floor area of 50,000 sqft. The premises will have amenities like badminton court, spa, a cinema house, cricket pitch, football pitch and three swimming pools. It has 8.8 million sqft of total residential space.

The project came under litigation when work on the tower began, on allegations that the builder had violated building norms. Shree Ram Urban Infrastructure Ltd (SRUIL) has currently constructed 56 floors. With the new report, the construction work has temporarily halted.

Palais Royale located in Worli, Mumbai has many firsts to its credit.. The building is India’s first pre-certified LEED Platinum rated green residential building. The building is also the first building in India to have fastest elevators that travel 7 meters/second and the building is at a breathtaking height of about 300m. On its completion, it will also be the world's first environmental sustainable building.
