Q: I am thinking of buy a property in Hebbal for investment purpose? Please help me in taking fair decision whether it s good idea to invest in this area? If yes, Why?
I am looking for an apartment in an ongoing project in Hebbal within a price range of Rs 1.50 crores to 2 crores. Please help me with some ongoing projects which fits my budget.
Sobha City, Prestige Misty Waters, Karle Town Center, Hiranandani Glen Gate, Prisha Hanging Gardens, Unishire Terraza, Sobha Santorini, Sobha City Paradiso, Mantri Lithos, Shriram Hebbal One and Hiranandani Glen Classic are few of the ongoing projects that suits your budget.
Hebbal has been fast growing as the new city center with lot of high end projects coming up. Few years ago, I have sold property at as low as 3800/sft which has appreciated to over 8,000/sft in less than 3 years. I see this area, especially coffee board layout and Kempapura becoming good residential locations due to proximity to Manyatha Tech Park. Its a good investment as well since demand for rentals is very high. 2 BHKs go for around 14-16,000/month 3 BHKs go for around 22,000 - 25,0000/ month depending on the amenities.
Jain Heritage School, Sindhi School, Presidency College, Euro kids and other educational institutions also provide the right platform for your children's good upbringing.
Whats best of this area is that being an older layout, there is ample Kavery water and the location has large water bodies like Hebbal lake and Nagwara lake (Lumbini Gardens) which will provide a good natural ground water for many years to come.
In Hebbal, guidance value price for land is in between Rs 1001 to Rs 2000 per sq ft which may increase by Rs 1755 to Rs 3500 while market rate is around Rs 5110. In Hebbal, the market value is going to be double than the guidance value.
Hebbal will be a best option for both residential and commercial properties in Bangalore. Business and Teck Park in this locality are set to push demand for homes up. This locality is expected to see a up ward rise in property prices and rental rates.

Thanks everyone for providing me such valuable information about the area. Can you please tell how is the connectivity from Hebbal to other parts of the city?
The area offers good connectivity through road and rail. The area is easily accessible and is well connected to commercial areas such as Yelahanka and Devanahalli from NH-7. The transport service like volvo buses is also available in the area. Metro is expected to come up in the area in 4-5 years.
Even Hebbal's Infrastructure is outstanding, it has well linked roads connecting different parts of the city. This will further enhance once the monorail, HSRL and Metro commence in the next four to five years that will connect the city center with airport. These infrastructural developments will again imapct the residential prices in Hebbal.
Hebbal is among one of the best performing areas in the city for residential sector in 2012. The area has seen the highest demand and appreciation during the year. The improved infrastructure in this region, its proximity to Bangalore International Airport has made Hebbal an important destination.
I second you @Bala, slowly but gradually the area is emerging as an IT Hub with several technology companies and parks. Moreover Hebbal has good infrastructure like metro, upcoming monorail and high speed rail networks. So obiviously you can expect appreciation.
Hebbal is an area in Bangalore which is better known for the Hebbal lake and flyovers that connect the Outer Ring Road and Bellary Road. Hebbal hosts several reputed companies because of which other residential areas around Hebbal have also grown rapidly.
Hebbal has seen large number of projects both mid-segment and upper-segment.In next five, Hebbal is expected to see an average price appreciation of 94 percent. Hebbal has seen a complete makeover in the last decade. The area has gained importance as a preferred destination with the establishment of Bengaluru International Airport at Devanahalli.
The area has a great potential and the properties have started seeing the appreciation. The Outer Ring Road, The Manyata Tech Park and Kirloskar Business Park are easily approachable from Hebbal attracting many IT professionals to seek residency in the area.
