The area has reported an impressive growth of around 26 per cent in the last two years. Projects in this locality are in the 2 to 3 BHK category at an average price range of around Rs 60 to 80 lakh. Even the few high-end projects with 5 BHKs are also affordably priced at around Rs 95 lakhs.

In January-March 2013 quarter the property price was in between Rs 3,500 to Rs 3,900. In April to June quarter of 2013, the lowest property price in Kaggadaspura was Rs 3100 to highest price was Rs 6000.

Hi Everyone!! Real Estate prices were cheaper in this area when compared to other parts of Bangalore. But now the property prices are increasing. Kaggadasapura/Malleshpalya forms the link between Old Madras Road and Old Airport Road which helps working professionals residing in Kaggadaspura to easily accessible to ITPL, Whitefield, Marathalli and Outer Ring Road. The area is away from hustle and bustle of city zone.

Hi Girish, As you stay in Kaggadaspura, Can you tell me which are the nearby areas I can invest in?

I would say that it is better to invest in CV Raman Nagar, GM Palya or Jagdishnagar as the areas are easilly accessible with other parts of the city, good schools, colleges, hospitals and malls are there. You can also see good appreciation in the coming years.

I am staying in Kaggadaspura and the area is not at all well developed. Everyday I have to stand in a vehicle queue on the level crossing. During office hours commuters have to wait not less then 20 mins to reach the other side of the level crossing which is really a big headache.

I second you Mr Girish, earlier the area was under the City Municipal Council, recently the area has been added to the BBMP limit. But still the area suffers from water crisis and sewage problem. People staying in this area have to depend on water tankers. God only knows when BBMP is going to solve the water problem in this area

According to me, Kaggadaspura is a very good locality. Now the area is centrally located, it is around 7 km from MG Road, 10 km from Whitefield, 6 km from Marathalli, 4 km from Indira Nagar and 3.5 km from Byappanhalli Metro Station. Good schools like Saraswati Vidya Mandir and NCFE, colleges, hospitals and Big Bazaar Super Store, Gopalan Signature Mall, More Mega Stores are also at 10 minutes drive from here. The area is close proximity to major tech parks of the city like Bagmane Tech Park, Embassy Golf Links Business Park, ITPB etc and a few in the government defence laboratories, such as, DRDO, BEML, DARE, CAIR, ADE, ADA, GTRE, LRDE, etc.
