Sure, Richa. see there are two solution for your confusion. If your are looking particularly for yourself, then factors you should keep in mind are # your salary # safety for your family members # location. If you go for apartment in Sector 44 then you one or two projects that are upcoming and they are good for end use purpose also. Or else you have lot of completed project which will be in resale. Plots are always good for long term investment. But you need to have a lot of patience and time. Now you need to decide which one is preferable for u!
Sector 44 Defence Enclave One broker told me Sunlight tower Plot no. 9 Tower Map is not approved by any where when i ask to bank need for loan. If this ture then very easy to this building demolished by only one court order. I am Very afraid because more tower is build here without map approved and land approved. Without verification more people buy flats. And broker not provide a valid Paper.​ I AM VERY AFRAID. No Police, Media, Court and Authority Show any thing Wrong in this project.
I need to know the pros and cons both of the sector before i think about buying an apartment, kindly experts advice me ! Apart from connectivity what is the factor that draws the attention of investors in this sector?

# A good location for the home buyers and well connected roads.
# This is a new developing sectors hence a lot of development interns of residential sector will come up within 2 years.
# There are MNCs and other companies present on the other side of the expressway, so employment opportunity is also good.
# Schools and colleges are also present, so the residents should not worry about the educational factor.
# Sector 44 has wide roads, which helps the two ways traffic to move clearly without creating much of jam!
See every sector has negatives and positives, problem with Sector 44 is , as this is developing sector there are many villas which are under construction ,so the sector has become a bit con justed due to the constructional work.
Sector 44 has witnessed a very surprising price graph within - years. In July -Sep 2010 the price was noted to be Rs 6218 per sq ft. Then the price appreciated and went up in end of the 2010. By the time next July-Sep 2011 came, the price become Rs 15001 per sq ft... Slowly the price came down and July Sep - 2012 it was Rs 10261 per sq ft. Due to the infrastructural development, the sector's price again shooted up to Rs 16000 per sq ft in July -Sep 2013.... Right now the price is comparatively low than few months back. It is Rs 11300 per sq ft. Yet i would comment that the sector is bit costly than other sectors of Noida.
I can share my idea about Sector 44 that , the area has many authority plots.which are given to the builders to build rise flats and also there are few parks and commercial estates which are also coming up. So i feel the areas is under developing segment, so it might take a year to two to become properly livable. And you also have good connection with schools and colleges... Amity School which is just 1.5 km away. So for end users the area is good.
As per my knowledge, there is one new projects thats ongoing i.e Celeste Towers, Noida and many completed projects like IFI Green Avenue,Saba Apartments,kartik Apartments,Express Green. So i feel more than investment, this sector is good for home buyers!!! Because there are hardly any project coming up, which will ensure returns for the investors.
True, I have also heard that Noida Sector 44 has good connectivity.. but connectivity is just one part, there are other factors like livability, price and projects that attracts both the home buyers and investors... Kindly update the other factors also, if any one has any idea. :)
Hey one more point you are forgetting Mr Sunil ... i.e sector 44 noida is the nearest sector present in Noida Expressway, it benefits being one of the luxury sector in Noida. Also the sector is near is to south Delhi, hence the working people are looking for residential options in Noida Sector 44.
The Kalindi Kunj bridge flyover is a direct connecting road for both the areas. And just opposite sector 44 ,is Sector 125 where a lot of MNCs are present like HCL, Dell,Religare.
Heylo Mr. Gaurav this is one of the sector that falls along the expressway. The realty market grew in this area due to the excellent connectivity. The sector is well connected with Delhi through DND and the Noida Expressway.Even through metro and Dadri road you can commute to other NCR areas.Also I have heard that a new road is under construction which will connect the Sector 74 and Sector 78. Due to the connectivity, there are chances that this sector becomes the heart of real estate market in Noida.
