Q: Hi Anybody know abt the project Pragathi Royal II in electronic city? how reliable it is for booking.any body booked or knows the devloper?for electronic city Pragathi Royal 2 is safe for booking?
I have booked two flats in this project and paid 4.40Lakhs as booking amount. Its been a year my loan has not passed due to some problem in this project and the HSV Infrastructure is not giving back my booking amount. They talk like a criminal and says that they will not refund the money do whatever you want to do? This is really shame on them that they promise to help on to pass the loan and later they turn to be a criminal threatening, and not picking up the phone and also they says we don't know about your money.
Pragathi Royale-2 Amenities wise it is very rich, if u have all approvals and No Objection Certificates from all departments, u can go for panchayath approval also. i think Pragathi royale-2 is a budget project with lot of amenities.
Hi Charan, What is the rate per sqft going on? I heard that if the project is approved by Panchayat then there might be problem for applying home loan. Is it so?
I have checked the amenities that the builder is going to provide I do not think they are providing rich amenities. All modern amenities are only provided.
Even I am interested in this project but i think Pragathi Royale II is their first project in Bangalore and I am not finding any review about the builder on internet. I think they are new in the real estate industry. So I am little confused whether to go for the project or not. Anyone here who have booked a property in the same please post your reviews
Hi Ashesh, Recently I had a word with the sales people of Pragathi Royale II. The project is approved by BMRDA and banks like Axis, Indiabulls, Canara bank, Andhra bank are providing home loan for this project. The rate per sqft they are quoting is also affordable according to me.
If you are looking for a short term invest I would advice you invest in EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. But if you are looking for a long term investment you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II. :) :)
