Yes there is huge sewage treatment plant thats going to come in this sector just across the road. So during the rainy season there might be some issues with the smell and unhygienic roads.
The social infra of the sector is yet to get developed. There are empty land parcels which will later used for hospitals and colleges.. I will like to ask you guys that invest in this sector immediately. The sectors needs some time for development.
As described by my frnd that the sector is not at all costly, it was Rs 2756 per sq ft in April June 2011. The price went upto Rs 4949 per sq ft this Jul -Sep 2013. I think the price will more appreciate but that will need some good time.
Price appreciation in this sector will take good time. You have to wait for 5-6 years to get 25% ! I have checked the price appreciation record for the sector...The sector is not at all costly, reason behind is there is hardly any demand for the sector. If the demand for the sector rises, then only price will move up. Kindly do not expect good appreciation with a span of 5-6 years!
Yes why not, the ongoing projects in sector 75 are :
Gardenia Gate way, Pancsheel Prathista,Maxbills White House,Aims Goft Avenue, JM Solitaire, Solaris Apartment, Gardenia Golf City . This are good projects for investment as well as end users.
Awaiting ReplyYes sure sector 75 is just opposite to sector 50, which is one of the posh area of Noida. This is a sector with mid segment luxury and as well as luxury projects! You will find a mix of ready to move in projects as well as ongoing projects. Looking at the past records and also after having a word with the broker.. I feel the appreciation will not be too much! The area needs time to grow in terms of real estate and social infra.
I do not agree , indeed it's a good option to invest in in sector 75 as it is the next developed sector of noida and very well connected. You could consider projects like Maxblis Whitehouse in the same sector.
The sector does not have a great connectivity compared to other sectors of Noida. There are internal roads that will connect the sector with the expressway. There might be a news about the proposed metro, yet no confirmation news came out. The sector is a developing sector and not too much in news. I would suggest its 50-50 for end users as well as investors.
Sector 75 is always a good decision for investment option. There are 3 aspects to it A: good connectivity . B: Good projects by renowned builders C: Developing sector. You can choose any project according to your budget. One thing I would like to highlight that for Noida return should be expected after 6 years not before than that. It is a long term investment sector.
