Hebbal vs Yelahanka

Q: Will appreciate if anyone can share their views about which is a good area to invest in Hebbal or Yelahanka?

Yelahanka is already well-developed, located to the north of Bangalore, was previously foreseen as a satellite town, however, at present it is under BBMP- Bruhat Bengaluru Mahanagara Palike
It is encompassed by a good number of schools, colleges and tech parks.
According to experts, growth of Yelahanka as a peripheral Business District in the coming years will help it evolve as a flourishing residential real estate destination. One main feature about the skyline project is that it is quite satisfactory for clients as well as the environment.

I have booked an apartment in this waterfront. I got the floor plan what I was looking for and builders are fine. But I am worried about its progress. Still waiting for the possession date. Other buyers please share your reviews

What are the ongoing price trends in Yelahanka and Hebbal?

In the July-Sep quarter of 2013, the property price in Yelahanka appreciated to Rs 4202 per sq. ft. In the July-Sep quarter of 2013, the property price in Hebbal appreciated to Rs 5658 per sq. ft.

In Hebbal, the price of apartments starts from Rs 64 lakhs but you can try for Vasathi Avante they are quoting Rs 45 lakhs approx for a 2 BHK.

Hey Vaibhav, I do not think will get any property in Hebbal in this budget but still you can find some deals in Yelahanka close to your budget. Are you planning to buy plots or apartments?

Hebbal hosts several reputed companies because of which other residential areas around Hebbal have also grown rapidly. Hebbal is expected to see an average price appreciation of 94 percent. Hebbal has seen a complete makeover in the last decade. The area has gained importance as a preferred destination with the establishment of Bengaluru International Airport at Devanahalli.

The area has a great potential and the properties have started seeing the appreciation. The Outer Ring Road, The Manyata Tech Park and Kirloskar Business Park are easily approachable from Hebbal attracting many IT professionals to seek residency in the area. I prefer Hebbal for investment purpose.

The area has seen phenomenal growth in the last few years and is the chosen place to live as well as invest in North Bangalore. Most of the reputed builders like NCC, Prestige, Sobha, Purva, Shriram having presence in this area for which the property prices have already shot up. Now it is very difficult to find a 2BHK under Rs 40 lakhs in Yelahanka new town.
