The Maharashtra government will change rules and regulations to help in delivery of affordable housing projects for the millions of the state's poor. Making sure that the offered new housing policy would be "pro-people", Maharashtra CM Fadnavis told the developers to work together with the government in its mission to provide affordable housing for the lower-middle class and the poor people.
The developer and the builders has got permission to utilize one-fourth of the 20% FSI towards construction of service quarters on the same plot but in a separate block which is earmarked for affordable housing. The developer has to sell it as service quarters in the open market under the scheme.

The land owners or the developers first has to sell the flats or plots to Mhada or allottees selected by Mhada at construction rates decided by the inspector general of registration, Pune. First the developer has to get occupancy certificate for affordable housing then only they will get OC for the other 80 percent housing, which the developer can sell in the market at market rates.
Yeah even I read in some newspaper that according to a state government notification issued last week, if the builder is constructing a housing project on a 4,000 sq m (acre) plot have to keep 20% of the area for affordable housing.
