Q: I am planning to buy a property in JP Nagar. What is the rate per square feet (psf) price for buying a property in J P Nagar? Will it be wise to invest in this area?

Which are the good educational institutions and hospital in the vicinity?

AV Education Society, St. Paulâs English School and Clarence Public School are some of the well-known educational institutes in JP Nagar. The vicinity also boasts of some of the premier colleges such as The Oxford College of Business, RV Dental College and MATS. Shekar Nethralaya, Lady Hospitals and Rajshekar Hospital are some of the medical institutions which offer aid during crisis.

Apartments: HM Indigi,Radiant Reshan, Vandana Orchid, Nishitas Sumo and Aryan Aqua Greens. The price of these apartment ranges from Rs 26 lakhs to Rs 85 lakhs.

Luxury Apartments: Sobha Dewflower, Thirumala Anemone, Mythreyi Ameyavana, Moham Meridies and Total Environment Learning. The price of these luxury apartment ranges from Rs 90 lakhs to Rs 5.04 crores.

1) JP Nagar is encompassed by Outer Ring Road and Sarakki Main Road 9th Cross in the south, Bannerghatta road in the East and Aurobinda Marg 24th Main in the West.
2) Proximity to Banashankari, BTM Layout, Jayanagar and Bannerghatta Road encourage real estate developments in this region.
3)JP Nagar can be accessed from prime locations of the city.
4)The City Railway Station is 25 km from the neighborhood. Nayandahalli Railway Station is the nearby railway station to JP Nagar.
5)The Bangalore International airport is just 42 km from the vicinity. To add to it, the locality can also be connected to two primary linking roads- Aurobindo Marg and Ring Road.

I reside in JP Nagar and the area is well-connected with BMTC (Bangalore Metropolitan Transport Corporation) buses. Bus No. 2 and 2A can be availed from the locality to reach the Majestic bus terminal. The nearest bus-stops are located at Banashankari and Jaya Nagar 4th block. According to property consultants, with the arrival of Metro corridor, covering a stretch of 31.3 Km from JP Nagar to Hebbal, the prices of commercial and residential properties in the locality is expected to boost up incessantly.

What about the rentals in this area? Will I face any kind of water issues in JP Nagar?

The rent per sq ft for a multi-storey apartment in JP Nagar is Rs 25, while for a residential house it is Rs 15 per sq ft. In this locality home buyers prefer to rent 2BHK, 3BHK and 4BHK apartments. Excellent water supply and sanitation facilities, offered by the civic body of Bangalore, adds to the real estate value of the region

JP Nagar had experienced an inconsistency in its price trends. The price per sq ft in the last quarter of 2012 ran between Rs 3900- Rs 4100, however, it appreciated by 16% in the quarter Jan-Mar 2013, and stood between Rs 4600- Rs 4800. It is wise to invest in this region as it has an impressive blend of residential and commercial sectors.

The entire region of JP Nagar spreads to an area of 1.79 sq. km, including areas such as Jarganahalli, Sarakki and Nainappa Settipalya. Initially, the locality was a residential hub, with very few houses and Bungalows. However, with the introduction of IT/ITes companies, the locality boomed and turned into a residential cum commercial hub.
