Q: I am planning to invest in Bangalore and everyone is suggesting me to invest in Koramangala as it is one of the hot residential destinations. What is the reason behind this?
As far as I think the real estate market in Koramangala is saturated. Will it be a good idea to buy a property in this locality? What kind of property are more in demand in this locality?
Koramangala real estate is established and hardly there is any new project coming up in this locality. There was a rise in the capital value as there is a demand seen from buyers for end use purpose with limited supply in the market.
Residential projects primarily comprise of high-end or premium apartments the price of which ranges between Rs 1.26 Cr to 5.5 Crores.
There are around nine project coming up in Koramangala. Those projects are Embassy Pristine, Sipani Phoenix Grand, Sterling Infinia, Crown Cypress, Chourasia Signature, Raheja Vivarea, Dreamz Sankirtan, Siri Sunshine and Sipani Classe
The advantage of the locality is that it is situated in the central position. Both the residential and commercial segments have seen an increase by 10-18 percent. It is believed that with few mixed used projects coming up in this area will give a boost to the upsurge in Koramangala. Many companies have already started to move into newly developed properties. Also, Koramangala has benefitted a lot because of Outer Ring Road.
Koramangala is one of the preferred locations in Bangalore, the property prices are expected to increase because the area is well connected to various business districts and availability of premium developments. People residing in this area will be benefited from every angle in all the sectors. The demand is good for mid segment housing
Koramangala, which is a prime location in Bangalore has sprung up as a lucrative realty hotspot in the past few years. Koramangala has developed as a premium residential market as the area is well connected and is also close to commercial hubs in Central, East and Southern Bangalore. Koramangala's residential real estate demand is primarily driven by end-user segments, which reduces the volatility of the local market. Koramangala is already an established micro-market.
The presence of high-end projects in the area is making Koramangala a hot real estate destination. Almost all the houses are done up in a villa’s fashion or there are studio apartments, duplexes and penthouses which do not come under the regular apartment category and requires special designing. Koramangala luxury homes that comprises row houses and villas have witnessed 25 percent to 30 percent year on year appreciation and it is unlikely that the prices would come down.
Koramangala is a saturated end user market with hardly any primary supply in the area. Majority of independent properties are dependent on secondary supply.
