Can anyone tell me how is the residential real estate market in this locality?

Badlapur residential real estate is mainly booming due to its industrial development and its affordability. According to CommonFloor data, almost 90 per cent of the available housing units in the area are in the affordable range. There was also a recent spike in the real estate prices in the area due to the fact that some high profile personalities as well as movie personalities have shown interest in properties around the area. Yet, prices of several projects remain within the affordable range.

Badlapur has seen a continuous growth in property prices in the last four years. The average capital value grew from Rs 1,700 per sq. ft during the second quarter of 2010 to about Rs 4,000 per sq. ft during the second quarter of 2014, marking an appreciation of 135 per cent within four years. The price appreciation has recently slowed down.

Hence, if you are looking for affordable housing within Thane and Navi Mumbai areas, Badlapur is a good bet.

How is the infrastructure and amenities in this locality?

Badlapur has Ulhas river flowing through it and hence, doesn’t witness water shortage. Apart from the industrial area, the area of Badlapur has several amenities such as banks. Most major banks have their branches and ATMs here. The city has some well-known education institutions and hospitals in Mumbai. As the area is still developing, there are no major malls or cinema multiplexes here. Yet, there are sufficient entertainment facilities in the area. There are beautiful tourist attractions within the proximity of the area such as Kondeshwar pond, Barvi Dam, Chikhaloli Dam and the Matheran hill range.

High property prices in Mumbai have reduced demand for larger apartments. Developers too have limited options for reducing prices. The simplest option now is to focus on small apartment configurations and sell them at cheaper prices. These smaller apartments may not provide all the amenities which were once available. But, they will at least make apartments more affordable.

In the Apr-June quarter of 2013, the locality price appreciated to Rs 2900 per sq. ft. In the July-Sep quarter of 2013, the locality price appreciated to Rs 2950 per sq. ft. Some of the project in this area are 5P Kalp City, Satyam Paradise, Usha Kiran Residency, Mital Arcade, Panvelkar Heights and Mohan Greenwoods. The price of the apartment in these apartment ranges from Rs 20 lakhs to 41 lakhs.

The demand is expected to increase in the coming days. Property price in this area are still affordable.

As far as I know Badlapur is one of the locality in Mumbai providing affordable housing. After Thane,Kalyan and Dombivli, Badlapur is fast developing as the next destination where people prefer to stay because of the multiple amenities, as well as affordable housing at affordable rates.
