Q: Investment in Noida and Noida Expressway is always tricky and risky! But i want actual review from experts who have already investment in Sector 74 and has good idea about the price appreciation.
Sure, Sector 74 has witnessed a very messy price trend curve. It went superb up and then again super down. To start with in April June 2011 the price was Rs 4938 per sq ft but then due to land issues it went down to Rs 4100 per sq ft.Then again in 2012 Jan March the price shooted up to Rs 6741 per sq ft. Shockingly it came down to Rs 4429 per sq ft. This year it was noticed that Rs 6750 per sq ft and it fell down to Rs 5156 per sq ft. Now recently the price is Rs 5050 per sq ft. I feel the appreciation of the place is also doubtful!
Yes sure there are really good project by good builders, one of the best builder Supertech have come up with 4 project… Supertech ORB,Cape Town, North Eye,Ritz Chateaux. Few other projects like Anjara Grand Heritage,Grand Heritage Phase 2. All these projects are good for investment as well as end use!
Hmmm that is true, it is prime location of Noida, just 1 min drive from proposed Metro Station, 3 min drive from FNG corridor, 5 min drive from Sector-119 and Sector 120, 5 min drive from Sector 32 Metro Station, have all the basic amenities from the doorstep. So i feel the sector is good for investors as well as end users!
Guys please be careful with this sector! Because this sector is opposite to sector 117 and Sector 117 has 15 % land as abadi… so there will be issues like safety and all. So i think we should give the sector some time to develop!
Hey Sunnet, I also want to tell you that all the projects in this area will be have delayed possession due to the land issues and they are huge project so construction time will also be added. At Least 2-3 year delay will be faced! So bad decision for investment! May be good for end users! Because there are good project by good builders ! And I guess the price is also in the mid segment range!
Hmmm I do not agree with the above comments its best investment for appreciating value of capital in a very short period and at minimum liquidity investment. Also if we talk about the connectivity of the sector it situated in mid of noida and all the projects will have facilities like markets and shops are present there.
To be precise Sector 74 is a sector just behind sector 75 and big projects are mushrooming in this sector. There are many big projects thats coming up in this sector by Supertech and Anjara! Investment is a very big risk in sector 74 as there were a lot of land litigations and legal issues.
