Golf Course Extension investment advice

Q: Hi, I am looking for investment and I have selected Golf Course Road Extension. Everyone is telling that its will fetch me good returns, I want to know the USP of the place. Kindly discuss with me.

My Frnd, Gurgaon and Noida is such a place where you have invest for long term. Because the areas are developing areas. 7-9 years is a good time period to get a good return from Golf Course Extension. Right now as mentioned by my frnd P, Rs 9005 per sq ft. After 5 years the price will be 35 % more and after 8 years it will be more than double!

According to few news and reports, the area was recognised in 2010, since then the price went upwards. It was Rs 5230 per sq ft in 2010, Rs 6530 per sq ft in 2011 Oct- Dec.After the Dwarka Expressway came in news, the price shooted up to Rs 8105 per sq ft in Jul-Oct 2012. Right now the price is around Rs 9005 per sq ft. Experts says that after the metro comes in the price will be more appreciated.

There are atleast 62 new projects thats coming up in Golf Course extension. All in the price range between Rs 46 lacs to Rs 3 Cr. To name good projects : Emaar MGF Colonnade,Ireo-the corridors,Krrish The Eiffel,Ansal Florence Residency,Senate Court,Emaar MGF Colonnade.

Should end users buy here??? What are the good on going projects?

End users should buy in Golf Course extension road because of the connectivity. The area upto Badshahpur enjoys good connectivity. But the only thing to keep in mind for the end users is that the other side of the Golf Course road is very expensive. There are many construction going on in that area… So i guess it wont be safe either. Give Golf Course Extension 2 years or so… I guess after that, the area will be good for end users.

Hi ,See the area is already a developed area. There are n number of new roads coming up and the metro line is already proposed. The real estate sector grew along the sides of the expressways and roads. On Golf Course extension Road ,you have new sectors on the left hand side and old sectors on the right hand sides. In older sectors the infrastructure is well developed. Hence the Golf Course Extension’s infrastructure will roll out soon.

I feel the biggest advantage of Golf Course Road is the accessibility. It is very well connected to two of the Corridors of Golf Course road and Sohna Road. Even you will have NH 8 accessibility. IGI Airport is just 30 min away from the area, what else can be the reason for the demand to rise constantly! Gurgaon and New Gurgaon is driven by the connectivity factor.

The main USP of the area is the connectivity. Gurgaon has three main corridors which is helping the real estate to grow.Second thing is this three corridors : Mehrauli, Gurgaon Road,Golf Course Road and Sohna Road are already saturated market. No new projects are coming up and there are no land left for the new projects also.Right now the demand shifted to Golf Course Extension Road. Hence now for new buyers are shifting to Golf Course Extension as there are many projects coming in.
