Sushant Lok locality review

Q: Hi, how is Sushant Lok Gurgaon for investment? I am looking for good points and suggestions which will help me decide that the place is good for investment or end use purpose.

Can anyone list few good on going projects of Sushant lok which is good for end use as well as renting purpose.

Actually the projects are divided into three phases: This are all ongoing projects

Phase 1 : There are two projects :Land Mark Avenue, Optius boutique villa.

Phase 2: There is only 1 on going project : Ansals Sushant Floors

Phase 3 : There is only 1 on going project : Florence Adobe.

There are almost more than 17 completed projects and you can choose any for rental purpose.. all are good and will give you good rental price.

How about the presence of social infrastructure?? What are the schools and hospitals present. Because for an end user, this are basic amenities.

Yes, yes.. the area is developed in all sense..schools and hospitals and roads.. here is a brief pointers for you to understand the locality.

Highways: NH 8 and MG road

Schools:

Delhi Public School, Ascent Public School, Ridge Valley School, Euro International School

Hospitals:

Paras Hospitals, Max Hospital, Umkal Hospital

See there are three phases in Sushant lok,Phase 1,2 and 3.They have different price trend.Sushant Lok III is on the lower side compared to Sushant lok I; this quarter the price is Rs 7800 per sq ft. Sushant Lok II is a plotted area and the price is Rs 8333 per sq ft..which is very very costly. Sushant Lok I tops the chart, the price is Rs 12000 per sq ft… The area is well developed and one of the costliest area in Gurgaon.About renting, I was the recent report and it shows Rs 24 per sq ft.

This place is well developed with good roads, bus stops, metro and even sector shops. I will brief you about the connectivity.

Bus: The nearest bus stand is SS Plaza Bus Stop

Train: The nearest Railway station is Gurgaon Railway Station

Metro: The Nearest Metro Station is Iffco Chowk Metro, Huda City Centre Metro Station

Yes , in 2008 to 2009 saw the market going down due to the global recession, however, it picked up by 2010 when the investors started coming back, giving another thrust to the market. Now this is a saturated market and very good for rental purpose and end users.

Hmm according to the news and reports , I guess Sushant Lok have appreciated by almost 234 percentage since 2006. A major hike happened during 2005 and 2007 when the metro was announced. This was when the retail market was also growing in Gurgaon and the investors started turning out in large numbers.

Hi, firstly I would like to tell you that, this is a developed place..and the best for the end users.Sushant Lok, a township built by Ansal API almost 20 years ago, has come a long way since then. Being one of the first townships in Gurgaon, it became a sought after residential location the moment it started selling off fast. Today, the township is nearly 90-95 per cent occupied and there is still scope to accommodate a few more families.

Yes, also i would like to add on one more information that Sushant Lok has not only grown in terms of its occupancy rate or the number of residential developments but the township has also undergone an exponential price appreciation.
