Actually the concept of SIPCOT (State Industries Promotion Corporation of Tamil Nadu) had triggered the growth of industrial and manufacturing set-ups in the location a few years back which ultimately led to demand for housing.
Earlier demand from end-users was limited due to lack of proper infrastructure. And now more and more people working in areas such as Tambaram, Sriperumbdur and in industrial set ups in Oragadam itself are opting to buy plots and buy their homes in anticipation that infrastructure would be in place in a few years.
Hi heard that the residential plots are available for Rs 10-20 lakh in Oragadam. Capital appreciation of 27 per cent in just six months has had investors and long term end users.
It is located between two national highways-NH4 and NH45, Oragadam has emerged as a potential residential hub of the future on the back of consistent industrial development in the past few years.
