Q: Hi Old Gurgaon Road is long and old stretch that attracts maximum home buyers and investors. For Investors I can understand that due to the connectivity the area has all the prospective to multiply the money. But how about the home buyers?? Is the area safe?
Actually Sector 17 is a HUDA property hence it might be a problem for purchasing those plots. The price they are quoting is Rs 80,000 per sq yard. The area is good and it is the main old Gurgaon but not at all safe and you have to face a lot of noise and pollution as it is situated on the highway. One of the good project will good amenities near sector 22 and 23 is Gurgaon One. You can also check project by ATS in Palam Vihar.
Guys the connectivity of the area is very good, but bit risky in both investors and end users. If you want to do investment go for Sohna Road and MG which will give you much better returns .And if for end use, Dwarka Expressway is one of the best place⦠If we have good options why to to waste money in old areas of Gurgaon!
According to the graphs the sector near the road is very costly and posh area. The sectors you have mentioned mostly have plots and less apartments. As discussed in the previous comments that this is saturated and old real estate market, you won't get much rentals. In whole of Gurgaon the rental percentage varies between 2%-3%. Over here you can expect 2.5% of the rentals. For investment i would like to suggest go for sector 28-27, this sectors are on the other side of the highway and many good projects by DLF.
Hmm that is quite interesting, so you mean to say sectors 17,22 are good for end use whereas other side of the highway like sector 28-27 are good for investment! How about good project for end use nearby sector 17? And how much is the price of the plots there are quoting!
How is the price in this area?? Like how much can I expect if I want to sell off a unit of Rs 90 Lac. Brief me about the rental values. See i know that Sector 17 ,22,23 are not good for investment. These sectors are located near the highway and will not fetch me good returns. But if i for opt for investment which are the sectors that are good for that!
Hi guys help me with the connectivity of the area and list down few schools and colleges nearby the road.! Kindly share which has the best connectivity among all the sectors present there.
There are a lot of schools nearby and you also have airforce station nearby. The stretch has a lot of green zone opposite to sector 22 and Sector 23 A.Even you will get a golf course which is very famous and also there is an industrial area with 6 km. There are more than 50 schools in this stretch and few schools to name are: DAV,Rotary Public School, Bharatiya kendriya Vidyalaya,Government Middle schools and many more. All the schools are in 5 km radius. About the connectivity of the area, the road joins the Gurgaon Delhi Expressway near the sector 17. Hence sector 17 is a good area in terms of connectivity. Also there is a proposed metro station coming up . It is close to Dwarka expressway, NH-8 KMP and is 18 km from airport. Yes, one more thing there is an operational metro station which is in IFFCO Chowk which you can use.
Hi guys I want to know what are the completed projects in sector 22 A. Because I am trying to shift in there soon. The area is good and green! which is good for my parents as I am shifting with them I have to keep a notice..Frnds told me that the locality is good and safe.. need to know the projects!
Sure, there are almost 8 to 10 projects which are completed. The price ranges between Rs 65 lac to 2 CR. Few projects you can look for are : Continental Villas,Florence Classic,Antriksh Dwarka,Gurgaon One 22,EMAAR MGF Mockup Villas,Deep Residency. This all projects are ready to move in. But the area is more of plots than apartments. You can also get good villas!
hi Nitin,the road runs along sector 21,22,23 A and B, 28,26,27. All this sectors have main gates which closes down by 9 pm or so hence you can think the area is bit safe for women and kids. There are no construction going on which reduce the chances for any casualty. Its a livable place!Old Gurgaon road runs parallel to the Gurgaon Delhi expressway. When expressway was not there, this was the busiest road of the town.You have more than 10 completed projects where people are already staying. See Delhi is not safe and Gurgaon is obviously no!! Yet there are not much crime news from this particular sectors....
