K.K. Nagar is the residential destination in Chennai and currently witnessing price dips due to traffic congestion and lack of improvement in physical infrastructure. Locals have been complaining about poor water supply and sewerage facilities since a year.This massive civic infrastructure is probably the reason of reduction price trends in this area.
Hi Chandra, I think you are right and really appreciate your response but in the meanwhile the locality's real estate market had witnessed an uptrend of five per cent in this quarter and the average realty prices being Rs 9050 per sq ft showing the increasing history of capital appreciation.
@ Sudeep, I would like to give real picture of this locality as area is in the limelight for sewage problems and never-ending road maintenance work. Infrastructure repair and maintenance work has been continuing for long now, which is why residents have to face many problems in day-to-day life.
According to me I would suggest you to go for residential apartments, it will be better option for than plots if you are looking for long term investments or enduse, as there are many upcoming projects coming up by reputed builders. Since it is a posh area the plots rates are very high.

In the Apr-June quarter of 2013, the locality price appreciated to Rs 7084 per sq. ft. In the July-Sep quarter of 2013, the locality price appreciated to Rs 7114 per sq. ft. Around 4 to 5 perc appreciation has been found within three months.

@Puneet: The area is well connected with other parts of the city. It is just 12 km from Chennai City Railway Station and 10 km from Chennai International Airport. The region has a MTC Bus terminus located on Anna Main Road. Vadapalani is the nearest commercial area to K K Nagar.
It is a good centre. Ashok pillar Mofussil bus stop is just 2 km, koyambedu CMDA bus terminus is 2km. Metro rail coming up 2kms. So good centre.
Poor connectivity, problems such as traffic congestion, sewage running in the vicinity and route diversion of public transport have become common grievances.however, the municipal corporation failed to complete the sewage pipeline repair work till now.
As far as I know you can get good returns as it is an ideal location for families to settle down and it offers great connectivity to all parts of Chennai. Residential apartments are quiet famous here, It is good for both long term investments as well as enduse purpose. Within 5 years you can expect good appreciation.
