But before buying/investment in any localities, there are certain points which you have to keep in your mind for safe buying.
A detailed check on the reputation of the builder is the first step. It can be done by consulting people and friends who have taken their services in the recent past. Check out the previous projects of the builder has constructed. You can get the list of projects completed by the builder and do a check on it. This will also give you a fair idea about the construction style and on time delivery of the projects.
Right Ketal, If possible, you can even visit a sample flat constructed by the builder. If the flat is furnished, check out the quality of the paint, carpeting and cabinetry. Check the size of the room and their placements.
Collect information about all the facilities and amenities offered by the builder. Also, keep an eye on the hidden charges.

No doubt that Pune is one of the best locality to invest in a property apart from Mumbai due to strategic location, connectivity, weather and presence of several IT and ITES giants. Since you are looking for flats around 40 lakhs budget, you may not get it in heart of the city but you will find it in the suburbs. The rates for the flats also differ from locality to locality and from builder to builder.

It is a good investment option to buy property in Thane, Dombivili or Kalyan since these localities are fast growing in terms of property matters. As far connectivity is concerned, Thane, Dombiivili and Kalyan are well linked by good bus services and rail mode of transport. There are fast locals starting from CST upto Kalyan at frequent intervals.

Though localities like Ambernath, Asangaon and Badlapur has huge potential and scope for developments, but right now the real estate has not quite well picked up as it will take some time, or years for these localities to develop both in terms of civic amenities, infrastructure and connectivity is concerned.

Is there any good scope for property appreciation in Thane or Kalyan. What about investment options beyond Kalyan like Badlapur, Ambernath and Asangaon?? Nice to hear that you are planning to invest in a property. For your kind information areas coming beyond Thane comes under TMC. You can look for a property in Badlapur as this area is slowly developing in terms of real estate, civic amenities and connectivity. Many flats are also coming up in Badlapur with reasonable rates with good amenities. In my opinion you can invest in a property in Titwala but it will take some years to develop as the locality is still not fully developed.

Could anybody suggest me whether investing in Badlapur is a good option or buying a property in Titwala wil make more sense. Kindly need advice as I dont have much knowledge about these localiites??
In my opinion I think you get decent flats in Pune and Badlapur as per your budget. But I dont advise you to book a flat at Titwala since the area is still developing and lacks good civic amenities and infrastructure facilities.
Yeah agree with you!!!. Though you may get flats for around Rs. 20-25 lakhs in Titwala, it is not that worth to invest in this locality as the area is still under developing stage. Instead I suggest you to book or buy a flat at Badlapur as this locality is gradually undergoing a huge potential in real estate market.
