Equidistance for IT hub as well as industiral hub coming up Possibility of sustained appreciation

Can reach air port, main Railway stations faster

Lower taxi/auto charges to important places

cons are like

Areas near the railway station/market too much crowded and some what polluted.

Due to some what narrow & poorly maintained roads, more difficult to ride through.

Old place in existance for decades and hence can see old houses.

It is a well-secured place with dedicated police station, fire station and street lights positioned across the locality. The rise of residential colonies in this locality is also because of the green open space it has to offer.

Many parks such as the Gandhi park, Thirupur Kumaran Park and Krishna Nagar Park and others at Burma Colony and Bharathi Nagar has pushed the number of residential colonies in this area. Closeness to employment areas has also led to the rise of residential property demand. Private and government schools and colleges are found here. Malls and high streets are also present in this locality.

As far as I know you can get good returns as it is an ideal location for families to settle down as it is a old locality so you can also find many old houses there. It offers great connectivity to all parts of Chennai. Land and house I think you should go for Thambaram. It is good for both long term investments as well as enduse purpose. Within 5 years you can expect good appreciation.
