i am planning to buy a 2BHK flats in Orchid Ozone but i heard some chemical issue in the ground or structure of db ozone that makes the building very weak. May be thats the reason why these are available at such lower rates compared to others in the same area. Is the work stopped? What is the current completion status of the project?

I called them up yesterday. They said internal framing work started. Possession is expected to be given in July 2015 for couple of buildings. I heard they are charging with Rs. 500 as development and Rs. 500 as infrastructure charges in agreement apart from transfer fee of Rs.500/sq-ft total you will land up paying Rs.1500/sq-ft extra on cost of the flat.
Yeh, When i went to the site office and ask for the various charges and payment details they told me the development charges will be applicable to all the owner at the time of possession. They will send the letter informing all the owner later.
Seeing the present scenario it seems to me that possession should happen in 3 years I guess for all towers. Rates are not so low as we have to compare with Mira Road and not Dahisar rates.
Hi everybody, I am not blaming the developers, our approval process is so slow. It takes year and year to get a single approval. Having paid 80% of the total cost for their dream homes, the buyers are still waiting to get possession for more than 4 years. Booking for the project had started on the eve of Gudi Padwa in 2008 with a proposed completion in December 2012. However, the buyers alleged that since December 2012, the project completion dates have been postponed 12 months every year, with no official confirmation on the final date.
Hi Kunal I am Shakti, this weekend I will be booking a flat in Ozone, I would have done it earlier but due the controversy of the project and the work stopped fpr a while i was bit apprehensive, but now I am going to get it done, could you please ket me know wheter now papers are cleared and can we get the possession by end of 2015 approx. Hi Mukesh, I am aware of it but .. As per my knowledge currently they have started changing those who have not registered and in my case I have registered so I request you to take legal advise before accepting the contract or giving any sign off ... Keep us posted
Hi Kunal, Are u aware of this new development charges of Rs1000sqft extra. .Every Flat at the time of possession has to pay.Project has been delayed(not our fault)cost has gone up.We were never told about these charges at the time of booking.What should we do now pl.advice.

Hi Ashish, Locality wise Dahisar is good for living since it is not that bad as traffic is concerned. Since affording a flat in Mumbai is beyond ones imagination, people are shifting to Dahisar as the property rates are still cheap when compared to prices in Thane, Navi Mumbai and major areas in Mumbai as Dahisar is still developing residential and commercially.
Hi Sandeep, As far transport and connectivity is concerned Dahisar is well connected by western line of Mumbai local as this is the last terminus for local trains. Fast and semi fast locals are available every 5 minutes going towards Vasai, Byander, Mira Road, Goregaon, Andheri, VileParle, Bandra and Khar and Mumbai Central. Even though buses are available from Dahisar naka, the travel time it takes is very long, hence trains are the most preferred option.
Mr Anuj, Came to know about the details about Orchid Ozone. By the way i would like to clarify how is the locality and connectivity. Are there local trains running upto this area. Cant depend on buses to travel as it take very long time to commute.

Hello Jerome, Also came to know that apart from having standard amenities, the flats also come with modular kitchen, weather resistant painting for external walls, Vasthu complaint, cross ventilation, CCTV with intercom and marbonite flooring in all the rooms.
Hey Kunal, Since you have booked a flat in Orchid Ozone may I know what are the flats available in this project and when is the completion of the project as I too planning to book a flat in this project? How are the amenities provided by the builder and price of the costs?? Do let me know about it.
Hi Anuj, Orchid Ozone has 1 and 2 BHK flats ranging from 580 sqft to 800 sqft. The price for 1 BHK comes to around 46.50 lakhs onwards whereas the 2 BHK come with price tag of 62 lakhs. Amenities include garden, swimming pool, community hall, club house, temple within apartment premises, cafeteria and lots of other amenities.
