Q: Looks like property rates in Khar west and Dahisar west are on a roll in recent times.

Khar west and Dahisar west, both, enjoy proximity to areas such as Andheri, Borivali and Malad through the Western Express Highway. Areas such as Bandra, Santacruz, Worli and Parel, are closer to Khar west. "Dahisar is situated at a distance of 6 kms from Ghodbunder Road, which connects it to Thane

The affluent classes look for properties in Khar west whereas, people who cannot afford properties in premium areas such as Khar, Bandra, Santacruz, move towards Dahisar west for properties at lesser values. "Since both these localities offer properties in crores, investors usually stay away from investing in these localities. Rather than investing a huge sum of money and blocking it, they prefer to invest in affordable properties. In terms of social infrastructure, Khar west and Dahisar west, both, are well-fabricated. "There are several reputed schools, colleges, banks, hospitals and retail options in these localities.

Yes you are right Rakshit. I too came across that rates in Khar west and Dahisar west are increasingly gaining momentum in present times. It seems that these two localities have registered a overall growth of 15-20% appreciation in property prices. As per a recent survey conducted property values for multistoreyed apartments in Khar west range from Rs 37,000-39,000 per sq ft and in Dahisar west the values range from Rs 11,500-13,000 per sq ft.

Hello,
Major reasons for this interest are its well-built roads, social infrastructure and good connectivity. Connectivity through roads offers regular travelers easy commuting to the commercial establishments in the city. While Khar west has witnessed an increase in demand, as it is in close proximity to commercial hubs like Bandra-Kurla Complex (BKC), demand in Dahisar west increased because of its closeness to commercial establishments in Andheri and Thane.
