Q: Hi I am planning to buy a property here. Please let me know is it good for investment purpose ? How is the connectivity from Kelabbakam to other parts of the city?
Hi,
Shine is a good project. Have booked 2 single bedroom Apts. Realy its worth for the money what you are paying.
I have been in search of Flats in gated community from Feb-13 onwords in OMR and around the areas. But i could see the Radince shine is the one really going in Fast phase.
Moreover the sales guys there especially Bala Sai doing good work there. He doesnt lie at me where as the other builders where ever i go are just keeping fake promise. But here in Radiace it doesnot happen.
There is no hidden charges and amenities wise good. Comparatively in OMR Radiance Shine is good. You can refer my name there if you really going to buy a FLAT. my name is Ramasubramanian.
Price range would be 3700/-
The Project Started on 2012 -Nov, Almost all the floor is completed. Now the block work also started. They promised to deliver on 2015-Apr
Thx

I think it has worth accessibility and availability of all things are close by and more over with no issues like damaged road, water logging etc. Can you name some reputed schools and colleges ? How is the social infrastructure there ?
Some of the reputed educational institutions are available such as St. Marys Matriculation School and Baba School, B.K.M Higher Secondary School, Government Higher Secondary School. The SIPCOT IT Park in Siruseri also houses the Chennai Mathematical Institute, a national center of excellence in the mathematical and physical sciences.
Kelambakkam has a high floating population consisting of students of Vellore Institute Of Technology VIT-Chennai Campus, Hindustan College of Engineering, Anand Institute of Higher Technology, Sri Sivasubramaniya Nadar College of Engineering , SSN School of Management and computer application, Shree Motilal Kanhaiyalal Fomra Institute of Technology(SMK FIT) Aarupadai Veedu Institute of Technology(AVIT) and other colleges.

The returns on investment here average around 11%. Kelambakkam enjoys proximity to the IT corridor and is also a major tourist attraction. It is obvious that rates will appreciate in the near future. Average apartment prices in this locality range from Rs. 3,100/- to 4,500/- per sq. ft. Average land prices are Rs. 2, 000/- to 6, 000 per sq. ft. The growth rate in this area is 3 %.
Guys as far as I know Kelambakkam is an important junction connecting the ECR (East Coast Road) and the GST (Grand Southern Trunk) Road; from Kovalam to Vandaloor Zoo. It also connects Mamallapuram and Adyar. From Kelambakkam, locations connected include (Thiruporur, Mamallapuram, Adyar, Vandalur Zoo, Tambaram, Thirukalikundram, Chengalpattu, and Tidel Park). Kelambakkam has been a popular market for adjoining villages like Velichai and Pudupakkam. Today, Kelambakkam is better known than neighbouring Thiruporur.
@Ravi: Kelambakkam is the residential area which is very nearer to the SIPCOT, Siruseri where the major IT Companies are located. It is an ideal location for families to settle down and it offers great connectivity to all parts of Chennai. Residential apartments are coming up. It is good for long term investments and enduse purpose. Within 5 years you can expect good appreciation. But if you are planning to buy plot I think the appreciation would be higher than of buying aflat.
Kelambakkam, located on the Old Mamallapuram Road, is making a mark for itself in the residential real estate sector of the city. Surrounded by IT companies and educational institutions, the demand for Kelambakkam apartments is on rise. This locality will witness high demand and appreciation for Kelambakkam plots.
Hey also the demand for flats in Kelambakkam is high due to a proximity to the SIPCOT IT Park just 3 kilometers from Kelambakkam. In fact, the stretch from Kelambakkam to GST has contributed drastically to the locality’s real estate prospects.
Kelambakkam is a very prime location in Chennai with IT sectors. It is an emerging hub of Chennai. It is a major junction on OMR. Connecting road for GST and ECR road. Surrounded by IT, ITES, manufacturing company, colleges, hospitals and market. The area is well connected with other parts of the city. It is 37 km from Chennai City Railway Station and 30 km from Chennai International Airport. Kelambakkam is a junction where we have buses for Chennai city and other places.
