@Deepti, But the price trend of residential property in the locality is Rs. 5500/sq-ft. It seems to me that the price is quite high compare to the locality price trend.

Namaste Suresh, The connectivity will be far more better once the work on the Uran-CST railway line gets completed. This will be a major boost for the locals living in this part as one can travel from Ulwe to CST within 25 minutes. This will save more time.
Hi Vinay, Want to know how well is the connectivity from this project to other places. I am looking at a property which have good means of public transport since I am totally dependent on this mode of transport for commuting.
Dear Kishore, The connectivity and infrastructure services are too good in this locality. There are plenty of buses both state owned and private which runs daily schedules from Ulwe. The nearest rail link is the Bamandongiri railway station. Taloja station is also close to the place where the project is coming up. Localities like Vashi, Seawoods and Panvel are also at striking distance from this project.
Hi Shrikant, I just booked a flat for own use last month as bookings have already started in this project. I came to know that the project has 1 and 2 BHK units. 1 BHK comes with an area having 650-670 sqft and the flats costs around 28-36.20 lakhs. 2 BHK comes with total area measuring 1050 sqft and the value of the flats start from 45.25 lakhs.
Hi Arup, Got to know that the builder is quoting Rs. 4300 per sqft. As I have booked a 2 BHK in Patel Aramus, amenities include swimming pool, club house, gym, garden, children play area, intercom, 24 hrs water and power. Yeah it is a really good idea to invest in this property/project because you will get good appreciation in coming years since plenty of rapid developments are going to take place in this region.
I see rates are around 5700 per sq feet, my friend had booked in april at same rates i.r 5700 rs per sq feet...What you are saying is correct i.e 4300?
Hi Abhijit, Came to know that the project was just launched in Dec 2013 and possession is likely by March 2016. Also heard that there are totally 15 floors in this project.
