Hi All,
I have a question which is in my mind for quite some time. Since I am planning to buy a property for investment purpose in Ulwe, is it the correct time to invest or should I wait for some more time. Will I get any good returns for money invested in coming years??

Hi Suresh,
I think in my view, this is the right time to invest in a property in Ulwe. Since the property rates are getting appreciated, there is no doubt that you will get wonderful returns on the property invested. I would rather suggest you that you invest in a under construction property as the rates will be relatively cheaper and affordable. One more point to be noted is that if you book a property before 31st March you are eligible for some tax reliefs and exemptions.

The flats are located in Sector 10 in Ulwe which is seeing a major development works pertaining to real estate in recent times. The proposed railway link planned from Uran to CST and proposed airport at Ulwe will be a major boost to this locality. The apartments are close to posh areas like Vashi and Seawoods which are experiencing a high real estate growth. State run buses are available from this place to Uran, Taloja, Panvel, Vashi, JuiNagar, Sanpada and to Mankurd. Besides you will also find taxis and autos as means of local transport.

Hello Shrikant,
Yes in fact the projects are fully approved by CIDCO under whose jurisdiction the project is located. Came to know that several leading banks like HDFC, ICICI, IDBI, Axis bank, IndiaBulls and LIC Housing Finance are granting loans for this project. Got in touch with one of the company executive and came to know that the project will be ready for occupation by March 2017.

Thanks so much for giving info about project completion date and banks providing home loans. Since I am interested in buying a 2 BHK flat here, how is the overall connectivity. Are there good social amenities like schools, shopping malls/centers, hospitals in and near the project as I dont want to undertake long travel as I have a back problem.

Hello Abhijit,
Came to know that project has just been launched 2 months back and construction work is progressing with laying the foundation for pillars. Kamdhenu Oaklands has 2 BHK flats having area ranging from 1160-1260 sqft and are priced between 64.07-69.75 lakhs. As the bookings have already begun, I have booked a 2 BHK flat in this project.

Oh I C!!!!!. Hmmm. Before booking a flat in this project would like to clarify if the project has approved all the required sanctions and approvals from concerned authorities. If yes then, then which are the banks are providing home loans for this project. What is the delivery status?? Your suggestions will be greatly appreciated??
