In the Oct-Dec quarter of 2013,property price in Hadapsar appreciated to Rs 5310 per sq. ft. In the Oct-Dec quarter of 2013, property price in Undri appreciated to Rs 4478 per sq. ft.
Currently, a 2-BHK unit in the two areas is available between Rs 5,000-10,000 per month. A 3-BHK unit is available at a monthly rental value of Rs 15,000-25,000, depending upon interiors, location advantages etc.
I do not completed agree with Rajiv. Undri is fast developing because of a multiplier effect of the NIBM Road. This road connects Undri to the airport, bus depot and railway station.
Both Hadapsar and Undri are developing and the capital value is also growing because of two reason 1) upcoming projects and 2) well-built infrastructure
Hadapsar has excellent accessibility from Pune, Mumbai and other cities in India. The Mumbai-Hyderabad National Highway (NH-9), also called Pune-Solapur Road, passes through Hadapsar and connecting it to both Mumbai and Hyderabad. It is better to go with Hadapsar.
The presence of SEZs in Hadapsar is one of the most important reasons for the real estate growth of the area. With IT firms coming in the area, demand for residential projects has gone up significantly. There are many big real estate projects such as Amanora and Magarpatta City that have come up in the vicinity. Some of the builders in the vicinity include Pragati Constructions, Gawade Buildcon, Nilesh Construction, Panchshil Realty and Chaitanya Developers.
I second Jackie. Good demand from IT people working in and around these areas has been the main reason in pushing up the property values. One of my colleague have bought an apartment in Undri for Rs 30 lakhs may be in 2011 and they the price for that apartment is Rs 45 lakhs to Rs 50 lakhs. This clearly indicates an appreciation of Rs 10-15 lakhs.
