Hi Sid,
Apart from this factor several major developers have been targeting the location with a slew of residential projects. Several of these were delivered in the end of 2013. Presence of so many projects nearing possession has also pushed up values in the locality in recent times.

Hey Vinay,
May I know what is the reason for this sudden spurt in property values in the locality?
Saurav Mishra

Hi Saurav,
Well, the entire city has been doing well in terms of property value appreciation in the last few years. “Almost all prime localities have been witnessing a rise in capital values in the last couple of years. However, what led an exponential rise in Hadapsar is scope for greater appreciation due to affordable prices.

Apart from proximity to IT developments, residential demand in Hadassah has largely grown on the back of affordable capital values. As compared to other prime locations that have witnessed robust appreciation in the last few years such as Charade, Magarpatta, Kothrud, Wakad, values in Hadapsar are much lower. Thus, there has been more scope of appreciation in the locality.”

Thus, as a result per sq ft values have gone from Rs 3400 to Rs 4300 in the last 24 months.
